Overall, it's been a pretty good experience so far. Josh, our construction manager, is fantastic and you are in good hands with him. We have only been in our home for a couple of weeks, but so far it's been great.

Community doesn’t feel as secure as it should. Random construction workers with their family using amenities….Also, the builder has a lack of appreciation for the wild life. The contractors don’t clean up well leading to debris all around the community. The ponds and water ways are filled with trash from wind.
Also, the houses finishing are horrible..for $700k plus the flooring and walls are horrible…workers just do a sub par job.. seems like their using multiple workers for one job and the jobs aren’t matching…
Was a good community..not sure anymore after a year here…would ask a lot of questions and get them in writing as they say anything to get you to sign on the dotted line.
If you care for the environment you’d ask to see them clean up the ponds and roadways of debris..birds have got caught up in the plastic bags..

If you are considering buying a home in Riverwood by Pulte, I strongly recommend doing your own research and having an independent HVAC specialist inspect the system before closing. Do not rely only on the builder’s contractor.
Since moving into our home over a year ago, we have had ongoing issues with our HVAC system. From the very beginning, our downstairs primary bedroom has been extremely difficult to cool. The temperature becomes unbearable at night, and even with both a ceiling fan and a floor fan running, we struggle to sleep comfortably.
We reported the issue immediately and after multiple visits from the HVAC contractor, we were told that the system was not properly sized for the home and that the primary bedroom should have additional airflow. Despite this, the problem remains unresolved. The upstairs bedroom also has poor airflow.
After speaking with other homeowners and seeing similar complaints in our community, it appears this is not an isolated issue. Several residents have experienced the same HVAC concerns.
Unfortunately, the HVAC problem is only one of many frustrations. While Riverwood looks beautiful from the outside, the quality of some interior finishes and construction details does not match the price of the homes.
The community planning has also been disappointing.Traffic from Tampa to Zephyrhills during peak hours is a daily issue, with many vehicles using the neighborhood as a shortcut and speeding through the streets.
To make matters worse, it’s not just residents from the neighboring community using Riverwood’s amenities like virtually anyone can. According to Pulte, our parks, walking trails, and roads are public, meaning people who do not live here can freely use them. The pool fence is also so easy to climb that people have been able to enter the pool area and other amenities without authorization.
We have even seen employees from the landscaping company hired to maintain the community using the pool and bringing their families. This raises concerns about oversight and security.
Parking has also become a serious problem, with vehicles regularly parked on both sides of some streets, making it difficult for cars and potentially emergency vehicles to pass.
Riverwood is a beautiful community, and that is what attracted us here. However, after experiencing these ongoing issues and seeing how concerns are handled, I would seriously reconsider purchasing here. If I had known then what I know now, this would not have been the community for me.
And all those 5 stars reviews you see, they ask you to do that the same day you do your orientation, last inspection and closing day. Where everything is beautiful.
Do your research, ask questions, don’t blindly believe the sales person and make sure you understand what you are buying into.

We've been living here for a little over a year now (since April 2025). And just for the record, we are not ones to go on public facing sites to burn or bad mouth any business or person.
We actually vetted many builders and took quite some time visiting with different developments looking at the pros and cons and the final products they had to offer.
We looked at building materials, craftmanship, curb appeal, locations, potential for future growth for the areas, and a host of other factors we felt were important in our decision.
I will say that we have complained in private and within our residents community page on Facebook, but never out on public review pages.
Unfortunately, once you decide to sign on the dotted line, the true colors tend to surface once they get you.. Ultimately we have become seriously dissapointed with Pulte and feel we need to share.
This will be our first of several postings, as it entails a bunch of our personal experiences, and we feel it's important to share with potential buyers looking at Riverwood as their choice.
As we all know, shopping for our new homes can be an amazing, exciting, yet stressful process. Looking at different developers and walking through beautifully decorated model homes that are staged to entice is quite an experience which often times leads to a bait and switch scenario.
They will promise you almost anything, say all the right things and play right into your emotions. Our initial sales associate was great. She was professional, helpful and informative. But looking back I believe she was misled by Pulte and unknowingly offered us incorrect information as it related to the overall community development plans.
When choosing Riverwood (Pulte) . We were sold on the concept of a semi private community. We knew it would not be gated at the time of making our decision, but we were advised over and over that the adjacent community RiverRun ( KB Homes) which was gated off and did not have access through Yukon Drive would not be part of our community access.
