    Hello Wesley Chapel and Epperson! I am giving Sentosa Epperson five stars for many reasons I am not the type of person to give great reviews if I didn’t mean it or for perks so here are a couple of reasons why first and foremost I wanna give Tatiana a big shout out from the moment me and my wife met her she made us feel like family, wonderful and pleasant personality she listened to our needs in regards to our family ( schools, shops, hospitals etc) and boy I tell you she nailed it lol thank you! So we been living here seven months now and instead of a community falling apart and losing its Wow effect after a few months it’s only has gotten better! Every time I go into the clubhouse for coffee or use the personal office space I am greeted with that family member feeling big smiles and awesome vibes all common areas are extremely clean and smells amazing. As far as apartment issues as we all know things happen like from the wife clogging the sink with her hair or the kids pulling the fan chain too hard in less than 24 hours my issues are resolved with great service from the maintenance guys they also have great attitudes always saying hello and very polite so if your thinking about this gem I hope this review helps.     Hello, I wanted to express my gratitude towards Jose in maintenance. He is always nice and prompt with maintenance requests. Today I was struggling to put a spare tire on and he immediately came by to help me safely install the spare. He was so patient, friendly and made a stressful situation so much easier. I can't thank him enough for taking time out of his day and assisting me!

    “My experience living in these apartments was overall very good: the space was really spacious. However, I am giving it 3 stars because the receptionist gave poor service—she was rude, had an attitude, and was unhelpful. Everything else, though, was fine.”

    It was really nice living here! Service requests were handled fast whenever I had a problem and the trash valet was really convenient. The front desk is very helpful as well!

    🚨 PLEASE SHARE 🚨 If anyone is considering moving to **Sentosa Epperson Apartments (7852 Tranquility Loop, Wesley Chapel, FL)** you should hear my experience first. When I moved in during **February 2025**, everything seemed great. But in **May 2025 the central air conditioning in my unit stopped working**. Since then I have submitted **nearly 20 maintenance requests** asking for the issue to be fixed. Maintenance has come out multiple times, but the problem has **never been permanently repaired**. What’s even more frustrating is that after these visits, the maintenance portal repeatedly marked the requests as **“RESOLVED”** even though the air conditioning was still not working. So on paper it looks like the issue was fixed multiple times — but in reality **nothing was actually resolved**. I work long hours and spent months waking up in a **pool of sweat** because the apartment was so hot. Eventually I had to buy my own **window AC unit** just to sleep in my bedroom. Even with that running, the rest of the apartment is still extremely warm. Meanwhile my lease clearly states that the landlord must: “maintain fixtures, furniture, hot water, heating and A/C equipment.” After months of this I asked if a **licensed HVAC professional** could inspect the system. Instead, the same in-house maintenance team kept showing up even though the problem had already failed to be fixed multiple times. When I requested that a real HVAC technician be brought in, I was told that if an outside company inspected the system **I would have to pay for it myself.** On top of that, my **kitchen sink is literally separating from the granite countertop**. There is now a visible gap between the sink and the counter. This is supposed to be a **“luxury” apartment complex**, yet I have been paying nearly **$2,000 a month** while dealing with: • No functioning central air • Nearly **20 service requests marked “resolved” when the issue was not fixed** • A sink that appears to be pulling away from the countertop After months of trying to get this addressed through maintenance requests and communication with management, I eventually filed a **small claims case in Pasco County** and am currently waiting for a hearing date. I’m sharing this so people considering moving here understand what my experience has been. If anyone else living at Sentosa Epperson has had similar maintenance issues, I’d be interested in hearing about it.
