Unfortunately, after only three months of living at this apartment complex, I can honestly say that moving here was a big mistake. I am already looking forward to the end of my lease so I can move out.
The biggest issue has been the management and office staff, particularly the lack of professionalism, respect, and urgency when residents have legitimate concerns. My most recent experience has been especially disappointing. As of the day I am writing this review, my family and I have been without hot water for three days.
When I brought this issue to management, the office manager, Porsche Wilder, told me that the lack of hot water was not considered a maintenance emergency. I find that response extremely concerning, especially when a basic necessity like hot water has been unavailable for multiple days. I was also told that we are “not the only family with a baby” and that we could simply heat water on the stove. That response was incredibly disrespectful and showed a lack of empathy toward a resident who is paying rent and simply expects basic services and reasonable living conditions.
My concern is not just the maintenance issue itself, but the way residents are treated when they bring problems to management. Residents should feel that their concerns are being taken seriously, especially when they involve basic necessities and the well-being of their families.
I sincerely hope the ownership or corporate management takes this feedback seriously and considers providing better training, accountability, and customer service standards for the office staff. If necessary, I believe changes in management should also be considered.
I would strongly encourage anyone considering moving into this complex to do their research and speak with current residents before signing a lease. Based on my experience so far, I would not recommend this apartment complex.

Extremely Disappointing Experience
My experience as a resident at Valencia at Westchase has been extremely disappointing regarding how a maintenance issue was handled.
On Thursday, August 13, 2026, I reported that my apartment had no hot water. Before going to the office, I spoke with a maintenance employee, who told me that the lack of hot water was not considered a maintenance emergency. I then went to the office, where the manager, Porsche Wilder, took my report and reiterated that it was not an emergency and that I would have to wait until the following day for someone to inspect it. One of the leasing consultants even suggested that I heat water on the stove and wait until maintenance became available.
This was particularly frustrating because Valencia at Westchase’s own website explicitly lists a lack of hot water as a maintenance emergency requiring priority attention. As a tenant who consistently pays rent on time and follows the community’s rules, I find it completely unacceptable to be told to heat water on the stove instead of having what is identified as an emergency maintenance issue addressed promptly. It also raises serious concerns regarding the property’s obligations under Florida Statute §83.51 concerning the maintenance and habitability of rental housing.
On Friday afternoon, August 14, maintenance entered my apartment, which I knew because I received a notification through the SmartHub app. However, I never received any update regarding what they found, whether a diagnosis had been made, or when the issue would actually be resolved.
On Saturday morning, August 15, I went back to the office because I was still without hot water and had received no follow-up. The leasing agent who assisted me, whose name I unfortunately did not get, once again told me that this was not an emergency and that I would have to wait until Monday for a solution.
I also explained that I have a baby and that, since Thursday, I have had to heat water on the stove just to bathe my child. Instead of showing understanding or attempting to provide a solution, the response I received was essentially that I was not the only person with a baby and a maintenance issue. That was extremely dismissive and, in my opinion, completely inappropriate when a resident is reporting an unresolved issue that the property itself identifies as an emergency.
The biggest issue here is not only the lack of hot water, but the way the situation has been handled by management. There has been a complete lack of communication, follow-up, and consistency from maintenance, the leasing staff, and even management regarding the property’s own emergency maintenance policies.
I strongly encourage the Valencia at Westchase management team to properly train their staff on the property’s maintenance policies and emergency procedures. When the maintenance staff, leasing agents, and manager are all providing residents with conflicting or incorrect information about what constitutes an emergency, it creates unnecessary frustration and significantly damages the resident experience.
I am still waiting for the issue to be properly resolved. This experience has been extremely disappointing and has left me with a very poor impression of the property’s management and customer service.

Leonard and Lekario was a big help with quickly replacing the water heater and the refrigerator gaskets. They even took their time to clean up during and after the project.

Valencia at Westchase is a great place to live and the folks in the office Porsche, Salena, andTerryon are so nice and professional.

The website information for this apartment contains several inconsistencies. For example, it advertises allowing three pets and fiber internet, but I was told they only allow two pets and only offer Spectrum. These are just a few examples that made it difficult to trust what is advertised and made my now future apartment search more frustrating. Now I’m left with trust issues with apartment advertisement.
The staff was nice, but the tour felt unprofessional and rushed. We were assisted by a float employee who wasn’t very familiar with the property. We weren’t shown amenities like the pool or gym, and there was little effort to explain the benefits of the community or apartment features.
I’ve also noticed multiple reviews mentioning roach issues, maintenance problems, and even illegal activity that appear to be ongoing concerns. Due to that and they STILL haven’t changed these bad habits. Considering my experience and the consistency of these complaints, I am no longer interested in living here.
