I had such a great experience thanks to Kaleb. His service was absolutely impeccable from beginning to end. He was extremely attentive, professional, proactive, and always willing to help with everything I needed.
As someone who speaks Portuguese, it also made such a huge difference having someone there who could communicate with me in Portuguese. It made me feel welcomed, comfortable, and truly supported throughout the entire process.
Kaleb is incredibly polite, friendly, and genuinely cares about helping residents. It’s rare to find customer service like this nowadays, and I’m very grateful for all of his help. Thank you so much, Caleb!

I have lived here for about 6 months so far and I am very pleased with this community. Finding the apartment was a great experience thanks to BARRY. He is so friendly and welcoming, and honestly is like no other. He still helps me with any issues I may have that was outside of his department. He is the reason that I have no complaints. Preserve does strive to be better than yesterday and it shows. They get things done. Not like other complexes that will drag it for months. Highly recommend to live here.

Very quick and easy application process. Affordable units for the Westchase community. Very spacious, updated unit. From the time I received my keys the staff has been very accommodating and responsive. Barry is a gem, very professional. I am new and enjoying the property will update as time goes on.

Personally, this is a great apartment.
We lived on the 3rd floor in a renovated/updated apartment so we never had an issue with drains or bugs other than a bee nest on the patio (which was resolved). Noise wasn't really an issue although if your neighbors have dogs, you will hear them, some of them just bark 24/7 (thankfully not in our building).
No real core issues other than the gate not working for over a year. When we first moved in they said the vendor is coming out to fix it and be given keycard to open the gate but that never happened.
The only thing I do have to say is their AI chat program for emails is horrible, remove it and bring human emails. When we first moved in... A/C was down, no phone number... Just generic AI.
Maintenance workers are great and prompt when it's not 2 AM and you have an emergency work order.
Due to some of the amenities not fully operational like the gate and not reducing rent because of it, price can be a bit high per month.

I’ve only written one Google review before - Ironically, it was for The Preserve (formerly IMT Westchase) about 10 years ago. I had such a great experience that I even moved back years later in mid 2024.
After my second time living here, my perspective has changed.
When my lease ended at the end of January 2026, I was owed over $400+ in pro-rated rent after moving out three weeks into the month, despite having paid-in full. This was confirmed by three different staff members, including the property manager.
2+ months passed with no payment, so I followed up again. On 4/15, I spoke with the property manager, Joshua Colon, who assured me the check would be issued and that I’d receive a follow-up call by the end of the week. The check and follow-up call never happened.
It has now been over three months, and I’ve made more than 15 attempts to resolve this with no result or reply. I’ve been patient and respectful throughout the process, but at this point, I feel ignored.
To be fair, the community itself is great, and the maintenance team does an excellent job. However, my experience with the front office has been disappointing and unprofessional, especially when it comes to accountability and follow-up.
Because of this, I’ve removed my previous 5-star review. I didn't want to write this review but I don't see another way to get in touch after ccing multiple staff members on emails asking for even a response. It's incredibly disappointing and not how you should treat someone who actually enjoyed the community and complex.
