  Terrible experience living here. While the property itself is beautiful, it has been extremely difficult to get in touch with anyone in the front office. We have a neighbor who regularly blasts loud music throughout the day and even as late as 2 a.m. We have contacted the front office multiple times by email regarding the issue, but our concerns were consistently ignored and we never received a response. Beautiful property, but the lack of communication and responsiveness from management has made living here a very frustrating experience.

  Nobody in the office or management responds to anything. The faculties staff is the only thing keeping this place running.

  Very frustrating and unprofessional experience. I was told to come to the office to pick up my security deposit from when I lived here, and I was specifically informed that the office hours are 9 AM–6 PM on weekdays and 9 AM–5 PM on weekends. I currently live in Wesley Chapel, which is two cities away, and I made the drive all the way here yesterday and again today specifically to pick up my deposit. Both times, I arrived during the business hours I was given, and the office was closed. Today, a resident had to contact the person from the office for me, and I was told that he had already left. I should not have to drive from Wesley Chapel two days in a row just to find a closed office during their stated business hours. If you provide specific office hours and tell someone to come in to pick up something as important as a security deposit, someone should actually be there during those hours, or at the very least communicate that the office will be closed. This has been a complete waste of my time and gas, and an extremely inconvenient and unprofessional experience.

  A had a lot of issues with management and loud neighbors while living there, after my contract was up they gave me a move out statement saying how much they owe me from my security deposit. Next month will be a year that I moved out and they still haven’t given me a resolution on my security deposit, I know I’m not the first and I won’t be the last that they do this with. Call the office multiple times and it’s always the same answer “I’ll check that and I’ll get back to you in a few”. It’s been like that for the past year. I go there and I get the same excuses, it’s a problem with accounting it’s a problem because management changed. Can somebody please get back to me with some resolution to this on going issue?

  We have stayed at Preserve At Westchase for over a year so far This is one of the most affordable options for living in Westchase, good value for the money. There are a lot of kids of all ages in the community. The maintenance team here is best-in-class! The team itself in general, and its leader Juan Carlos in particular, are doing an amazing job! All residents' issues are addressed lightning fast and don't recur. They also make sure the premises are free from any trash items and keep all the amenities well maintained. The office team is very nice and easy to communicate with. The management is trying to improve residents experience and you can observe some improvements being implemented gradually. The apartments are spacious and have a convenient layout. The pool is nice and is almost never crowded. The gym is OK... I wish there were heavier dumbbells or a barbell with a set of disks, but at least you can do some of the workouts with the present equipment. There is a small basketball court as well where you can play basketball or practice other indoor activities. Among the cons i can point out roach infestation which is present to different extent in different buildings/apartments. Aside from that, there are costs that i would like to opt out to, but they are mandatory and included into rent ($30 for valet trash and $95 for an advanced Spectrum challenge - i would rather take my trash out by myself everyday in small portions rather than have to collect it in that big ugly bin and having to put it out during particular time window - also the valet is doing poor job showing up at different times and often missing to pick up trash here and there, as for the Spectrum, i would rather save and connect to a cheaper option). Next, the cleaning team doesn't ever clean the tables in the pool area, there is a lot of dirt and stains on them. The Landscapers are also doing a poor job so the plants and flowers die, lawns becoming brown here and there, lots of dry leaves throughout the premises. However, despite all the cons mentioned above, we renewed our lease here for the second period and would probably stay longer until we are ready to rent a house.
