My experience living here started out great. However, recently the quality of this complex has gone down tremendously. First, there is a gate to get in and out of the community. For weeks now, the key fobs that they gave us have stopped working to let us in. The code they gave us to punch in also does not work. We have to either wait for another resident to let us in or go in through the exit when someone leaves. We have talked to them about this numerous times yet nothing has been done to ensure that paying residents are able to get into the complex at all times. Second, the gates are supposed to be open every day 7am-7pm. For the past 2 Sundays, the gates have remained closed, making it hard for me to get back into the complex after running errands in the morning. Again, we talked to them about it after last weekend and still today the gates remain closed when they should be open leaving me to wait for someone to let me in to my own apartment complex. Third, the valet trash is unreliable at best. We pay a fee every single month, yet there are scheduled days when trash does not get picked up. This leaves the raccoons and other animals to get into the trash all night leaving the complex a mess the next day. For the amount we pay in rent and fees, these are things we should not have to deal with. And the leasing team does not seem to be in a rush to fix any of these issues either. I will not be resigning my lease here.

I lived here for just over two years: Maintenance was stellar, the apartments are fine if a bit small. The rent is astronomical considering what you get, and it will be raised every single year. The visitor parking situation is bordering on a dictatorship so if you have guests beware. If you want to live here, keep on top of submitting maintenance requests (especially pest control) and review the lease and fees carefully.

As a senior citizen who has owned their own home for more than fifty years, moving to an apartment complex was a bit frightening. I could have tried a 55 and over place, but wanted to be closer to my daughter’s home. The Parq at Cross Creek has been a nice surprise. The apartment is spacious, well designed, and the building well kept. Valet trash pickup helps with this. I have a beautiful nature view from my lanai and most days it is very peaceful and quiet. Occasional creatures to watch. Lots of kids around, but I rarely hear them. The maintenance staff and front office have been very responsive to any needs I have had and communication has been excellent. My experience with dogs on the property has been ok. Most people abide by the rules and cleanup after their animals, but there are always that few. The office sends out a reminder to those who have forgotten their pet manners…….which by the way is how communication in a communal scenario works…..remind everyone and hope the culprits get the message. I play piano daily and so far my neighbors haven’t complained…………but then again I keep it down to be respectful. I hear very little noise from my neighbors, even the family with little ones above me. Parking in general has not been an issue and my neighbors all seem to be lovely people. In the scheme of things I find this a very nice safe place to live….will be renewing for another year. Thanks for a great experience.

Brandon tour was rather short. After completing other tours during my hunt they felt more comprehensive, but I did see the most essential elements of the complex.
For the mere fact that the recycling has been taken away from the community because management couldn’t 1. Educate residents on how to properly recycling 2. Provide other options for recycling (places, companies) 3. Charge residents who are disrespecting / not following the rules.
Pollution is not a joke and having recycling being taken away (while the company makes ~< $1 million/month) is ridiculous. Whether this is a low income neighborhood or not, people can learn & also be held responsible for their actions. I say this because I did not see any true effort of educating residents on solving the problem before the recycling company stopped working with The Parq.
