I am generally satisfied with my apartment. It is comfortable, meets my needs, and I appreciate the maintenance team. Whenever I submitted a maintenance request for issues inside my apartment, the staff responded promptly, treated me professionally, and resolved the problems efficiently.
However, I am very dissatisfied with the overall condition, maintenance, and security of the community’s common areas.
My biggest concern is security. One of the pedestrian gates remains open 24 hours a day, 7 days a week, making it very easy for unauthorized people to enter the property, especially at night. In addition, the main vehicle entrance gate has been damaged for over a month and has remained permanently open during this entire period. This is particularly concerning because there have already been theft incidents inside the community. To make matters worse, many of the security cameras are not working, making it impossible to review incidents or identify those responsible.
The pool area also requires much better maintenance. There seems to be concern about removing small debris, such as eggshells, from the water, but very little attention is given to the overall cleanliness of the pool. The bottom of the pool is green and covered with algae. The pool chairs are extremely dirty, with mold and mildew, which have caused skin irritation, redness, and itching for me, my daughter, and the daughter of another resident. Some chairs are torn, with exposed screws that could easily injure someone. One of the pool umbrellas was damaged months ago and was simply replaced with a safety cone. Since I moved here in January, the umbrella has never been repaired or replaced.
The fitness center is another area that has been neglected. Several pieces of equipment are in poor condition. The treadmill frequently freezes and clearly needs maintenance, and its timer does not work. The display on the elliptical machine is completely broken. Some of the weight stacks on the cable machines are damaged, the foot supports for leg exercises are broken and torn, and many dumbbells have been stolen and never replaced. We only have complete pairs of dumbbells from 35 lbs and above, while several lighter dumbbells are missing or do not have matching pairs. These issues have remained unresolved for a long time, and the overall cleanliness of the gym has also declined.
Finally, the gate to my patio has also been damaged for quite some time. The lock does not function properly, and the bottom of the aluminum gate is bent and partially detached. I do not know whether this was caused by misuse or by my neighbor’s dog pushing against it, but it has not been repaired. This creates both a safety hazard, as someone could easily be injured by the loose metal, and an additional security concern.
Overall, while I am satisfied with my apartment and grateful for the responsiveness of the maintenance staff when servicing individual units, I am very disappointed with the maintenance, cleanliness, safety, and security of the community’s common areas. These issues have been ongoing for months without being properly addressed, and they significantly affect the quality of life and the overall experience of living here. I sincerely hope the management will take these concerns seriously and make the necessary improvements.
Thanks,
Guilherme de Miranda
