I was a guest at a home managed by Progress Residential over the weekend, and I was honestly shocked by what I saw.
The swimming pool was in an unacceptable condition. The water was cloudy and dirty, and it was obvious that the pool had not been properly maintained. We had planned to spend the weekend grilling, relaxing by the pool, and swimming, but no one was willing to get into the water. The entire weekend was spoiled because one of the main reasons for renting this property was completely unusable.
After speaking with the tenant, I learned this is not an isolated incident. According to him, he has been reporting the same pool maintenance problems for months, paying separately for weekly pool service, sending multiple emails, and still getting little to no meaningful response. If that is how this company treats paying tenants, it is completely unacceptable.
What I personally witnessed left me with a very negative impression of Progress Residential. I would never rent a property managed by this company, and I would strongly encourage anyone considering one of their homes to inspect the property very carefully before signing a lease.
It is difficult to understand how a company can continue charging tenants for services while allowing conditions like this to persist. Based on what I saw firsthand, this reflects extremely poor management, poor oversight of contractors, and a lack of accountability to customers.
Two months ago, this review would have been VERY different. What started off as the worst move-in experience was ONLY made better when Progress assigned us an advocate, Isabella. To be clear — this home had been empty for some time and Progress could not have known then issues we were going to have. Also, me being very late in pregnancy and under a time crunch to move in added another level of complexity.
From the second Isabella was assigned to us, things started happening. We went from waiting weeks for someone to even come and asses the problems we were having, to people showing up next day. Isabella is thorough, patient, kind, and communicative. With her help, we were able to navigate complex issues with our home and come to a resolution that felt fair.
We can finally enjoy our home and it’s all thanks to Isabella. Isabella gave us full confidence in Progress and our choice to move into a Progress Residential home. We don’t know what we would have done without her.

I recently visited friends who rent a home managed by Progress Residential, and I was honestly shocked by the condition of the pool. I travel frequently and have used pools all over the world throughout my life, and I have never seen such poor maintenance.
According to my friends, they have been dealing with this issue for months and have already submitted multiple complaints. What surprised me the most was that the same dirt and stains that were visible in photos taken months ago are still in exactly the same locations today. The water is cloudy, the surface is not being properly cleaned, and the condition of the pool appears unchanged even after service visits.
My family and I were looking forward to spending the weekend and letting the kids enjoy the pool. However, after seeing the condition of the water and the overall cleanliness, we decided not to allow the children to swim because we did not feel comfortable with the condition of the pool.
It is hard to understand how this can happen when tenants are paying for regular pool maintenance. After several months and numerous complaints, the problem still has not been resolved.
Very disappointing level of service and an apparent lack of accountability. I have stayed at countless properties throughout my life and have never encountered such poor pool maintenance.

After six separate complaints over several months, Progress Residential still has not resolved the pool maintenance issues at my property.
Despite charging a monthly pool fee, they have repeatedly failed to properly clean the pool. Their promises to “resolve the issue” have turned out to be empty words. The same dirt and debris remain in the pool month after month, and the condition of the water has not improved despite repeated service visits.
There have been repeated violations of their own contractual obligations:
• Failure to provide proper weekly pool maintenance.
• Technicians showing up on days other than the scheduled service day.
• No notice or communication before entering the property.
• Leaving notes blaming my dog when they arrive at times that were never communicated.
• Service stickers being placed with dates that do not match the actual day the technician arrived.
• Multiple visits lasting only a few minutes, with no visible improvement in the pool condition afterward.
I have repeatedly tried to work directly with both Progress Residential and their contractor. After six complaints and several months of promises, the problem remains unresolved.
At this point, I have documented photographs, video footage, and a long history of communications. Unfortunately, what should be a simple weekly pool cleaning service has turned into months of frustration and broken promises.
Extremely disappointing and unprofessional experience.

Amy Stevenson was exceptional from start to finish. She was responsive, professional, honest, and always willing to answer questions. Her communication, dedication, and willingness to help made a difficult situation much easier to navigate. Amy consistently went above and beyond to ensure we were informed, supported, and never left wondering what came next.
Millie Perez was equally outstanding. Whenever additional assistance was needed, Millie stepped in without hesitation. Her kindness, follow-through, and commitment to resident satisfaction made us feel valued and heard. She never treated us like a case number—she treated us like family.
A special thank you to Tiffany Broberg, Senior Vice President of Customer Operations. During a last-minute setback right before our move, Tiffany was incredibly responsive and maintained quick communication throughout the situation. When stress levels were high and timelines were tight, she made herself available, provided updates, and helped ensure that solutions were being actively pursued. Her leadership demonstrated exactly what resident-focused customer service should look like.
I would also like to recognize Dave Feldman, Chief Executive Officer. Dave followed up throughout the transfer process and, even more impressively, checked in after our move was completed to make sure we were settled in and felt at home. It is rare to see a CEO personally engage with residents, especially after an issue has already been resolved. That level of care and follow-through speaks volumes about the culture he has created at Progress Residential.
What impressed me most was that the culture appeared consistent at every level of the organization. From frontline team members to executive leadership, everyone shared the same commitment to communication, accountability, and doing what was right for the resident. That is not something that can be scripted—it comes from a strong organizational culture and leaders who genuinely care about the people they serve.
Moving is stressful, and our transfer process certainly had its challenges. However, the Tampa Market team transformed what could have been a frustrating experience into one that restored our confidence in customer service. They listened, communicated, followed through on commitments, and worked together to find solutions.
In a world where exceptional customer service is becoming increasingly rare, Amy, Millie, Tiffany, Dave, and the entire Tampa Market team demonstrated what it looks like when a company truly lives its values. Thank you for your professionalism, compassion, dedication, and commitment to your residents. My family and I are grateful to call Progress Residential our home.
