  Element is an absolute nightmare masquerading as a luxury high-rise. It sits in a prime downtown location, but the experience is completely destroyed by the most clueless, useless, and obstructive Leasing staff in the entire city. While Concierge and Maintenance work tirelessly to keep this place afloat, the Leasing staff is a complete black hole of accountability. They are fundamentally incapable of running a building. Every single issue you bring to them is met with blank stares, hostility, and a lazy wall of corporate excuses. They don't know how to solve problems, they refuse to take responsibility, and they treat paying residents like an inconvenience for asking them to do their jobs. Living here means surviving an endless chain of management failures: 👎🏼Flooding & No Internet: Flooded units, being left without running water for over a week, and internet outages that drag on for months straight. 👎🏼Elevator Hostage Situation: Four elevators for a high-rise, and they're constantly broken. Plan on burning 15–20 minutes every single morning just waiting to leave your own home. 👎🏼Parking Scam: You pay $50+ a month per spot, yet you aren't even guaranteed a place to park. On top of paying premium money for zero guaranteed space, the garage infrastructure is an absolute disgrace—expect tight turns, accidents, and surprise paint dings on a regular basis. 👎🏼Safety & Security: The surrounding perimeter feels unsafe—a massive issue if you’re single or need to walk pets—and the Leasing staff turns a blind eye to disrespectful residents destroying shared spaces. From the second you move in to the final, spiteful headaches they inflict during your move-out, the Leasing staff's sheer incompetence strips away your peace of mind. HEED THIS WARNING: Do not fall for the luxury marketing. Avoid Element and this utterly useless Leasing staff at all costs.

  The Elment is the best rental housing option in downtown Tampa and it's not close. I stayed at the Element for four years between 2022 and 2026 with a south view facing downtown on the 32nd floor, I had an excellent experience. The staff responds, maintenance solves issues, and security actually works. For the cost of rent your ability to get value is entirely up to you. I wouldn't recommend another place for getting the true downtown Tampa experience.
