This place has been pretty good! We had a rough move in with mold and the previous owners leaving it a mess but it eventually got figured out. Maintenance can sometimes take a bit but stuff eventually gets done. The space we have is very cute!

The gym, pool, location, small study lounge, lobby, and the overall utility of the apartment complex are all quite nice. However, the building also has pitfalls that are not innately obvious from the show room. Upon move in, my assigned room had a lot of visible dirt on the floor, and several things were broken. Maintenance is a little slow and inconsistent, but at the end of the day, if you are attending USF, the location and what you get are about what you get elsewhere.

Love it here so far :) The room is a great, with so much storage, lots of space in closets, annd private bathroom for each person. They host lots of events in the lobby and they are easy to contact and get information via text. It was a super easy process for move in and signing the lease. I was able to room with my friends and it has been a great experience overall

Do not live here. Lived here for two years and sooo happy to be out. Waaaay too expensive for what they offer. Super serious mold problem that they didn’t fully treat in my unit, management is a pain in the butt (front office staff was always very nice, managers were difficult), and pretty dirty hallways and stairwells. Maintenance guys were the best though shout out to them. The company that runs this place is the real problem, just a cash cow without much concern for the residents. They do giveaways all the time where they make you leave a (good) review to enter your name, so don’t trust all the five star reviews.

IF YOU ARE THINKING ABOUT LIVING HERE, DO NOT, I REPEAT DO NOT LIVE HERE! 4050 was one of the worst places I’ve ever lived at. Nothing ever worked there, the WiFi was always in and out and the AC nine times out of ten was always broke! Maintenance started off great until it wasn’t! My AC was literally over 80 degrees multiple times and they told me they weren’t coming until the following Monday because it wasn’t over 85 which means it wasn’t an “emergency”. Outside of the apartment and the elevator was always dirty and smelled so bad, I can go on and on. I am now forced to pay “damage” fees of $650 because they are saying I damaged a carpet I DID NOT damage. At the beginning of my lease, the piece connected to the carpet that separates the tile from the carpet at the start of the room was already loose and coming up. After already being overwhelmed from putting in other requests for the tub, the AC etc, I did a rookie move and did not put the maintenance request in. I decided to just remove it because I am an athlete and almost stepped on a NAIL on multiple occasions, so instead of almost injuring myself, I prevented the issue. They are now saying I damaged it and because I forgot to take pictures and I have no proof of putting in a maintenance request I am forced to pay it! 4050 you guys are scammers and this is the worst experience ever! Do not live here!
- P.S for new people living in student housing or any apartments, even dorms, always take pictures and have proof of what it looks like before you move in and after.
