I paid my rent on time every month during my entire tenancy and never had an outstanding balance on my resident ledger. I received monthly reminders that rent was due, but I never received a single notice from management regarding unpaid utilities, an outstanding utility balance, or a lease violation. After I moved out and requested my security deposit, I was informed for the first time that there was an alleged Conservice balance exceeding $1,100. I never set up a Conservice account myself. The account was established through the property's utility billing system, and I was never instructed on how to access the account, where to make payments, or what my account number even was. I did not know my Conservice account number until the day I called about my deposit. The lease states that unpaid utility charges are considered additional rent and that failure to pay them is a lease violation. If that was truly the case, why was I never notified during my tenancy? Why was I never served with a lease violation notice? Why was I never contacted about a growing balance that supposedly existed for months? Why did management continue accepting my rent every month without mentioning it? And why was I offered the opportunity to renew my lease ? If I had outstanding ulitlies bill? At move-in, I was specifically instructed to set up FPL service and provide my account information. I was never given similar instructions regarding Conservice. Another issue is trash service. Residents are charged for trash service, yet residents are often required to take their own trash to the dumpster, while the valet trash service appears inconsistent. My concern is not simply the utility charges. My concern is the lack of communication, transparency, and notice. Residents should not learn about an alleged four-figure balance only after moving out and requesting their security deposit. I have filed a complaint with the Florida Attorney General's Office regarding my experience. For anyone currently living here or considering moving here, I strongly recommend asking management in writing whether you have a Conservice account, how it is billed, how payments are made, how balances are communicated, and requesting proof of all utility billing procedures. Keep copies of all emails and correspondence for your records.. I got reminders rent was due on the 1st, but NONE about these unpaid ulities!! as you see from email I was told to set up FPL and Renter insurance NOTHING regarding Conservice! My first time hearing about conservice was when I requested my deposit back and unpaid utilities bill per thier lease that is a lease Violation I never got any notices about unpaid utilities, no outstanding balance on my rent ledger and I was offered to renew that lease (keep all that in mind) I left the apartment cleaner than I found it. My rental history is immaculate. I never set up this conservice didn’t know I had one UNTIL I ASKED ABOUT MY DEPOSIT. I paid to challenge this charge to the fullest!!

Stay away! Overpriced, terrible management, moldy apartments and not even a patio. Definitely not luxury apartments or worth what they charge.

1 star for sure!! This has been a very disappointing first apartment experience. During multiple “renovations” in the unit above mine, water leaked into my apartment four separate times, damaging my carpets and personal space. On top of that, the AC had ongoing issues when moved in. The property also redid the asphalt during the holiday season with bad communication, and several residents had vehicles towed because of it. The pool was closed for about two weeks and, when open, was dirty with visible algae multiple times. Recently, the grass and common areas have been extremely overgrown and poorly maintained!! Looks ridiculous. This place is advertised online as “Upscale living,” but the day-to-day reality has been the complete opposite. Poor communication, and a lack of care for residents. I would strongly advise future renters to ask very detailed questions before signing. Very disappointing with what's been going on.

Beware before signing with this place. Do your research on the company that owns it esp their BBB page. Lies, misinformation, raise rent without notice even tho Florida State law is 30 day notice, Corp Office never answers or replies (not even to their own staff)… list goes on with issues with this place. 1 staff member here is honest with you! Research and research… all I can say!
