My overall experience with Roundtable Property Management was mixed, as reflected in my 2-star rating. While there were some positive aspects, there were also recurring issues that required consistent follow-up on my part.
Roundtable managed my property from January 2024 through February 2026, during which time I had two separate tenants on 12-month leases. The first tenancy proceeded smoothly with minimal concerns. However, there was an administrative error in which an electrician was dispatched for a repair that should have been covered under the home warranty, despite the warranty information being clearly provided. Although Roundtable acknowledged the mistake, reimbursement took several months to resolve.
Challenges became more noticeable during the second tenancy. Communication delays were blamed on a language barrier, as the tenants primarily spoke Spanish. Roundtable staff stated that translation was facilitated through the tenants’ children, which led to delays in scheduling maintenance. For this reason, I assume Roundtable lacks staff fluent in Spanish. Additionally, a mid-lease inspection was conducted approximately two months late; which I specifically had to point out to Cindy and her staff. This was blamed on a “clerical error” with their calendar.
During that inspection, unauthorized pets were identified, and the tenants were given time to address the issue. At move-out, it was discovered that professionally installed TV mounts had been removed. This discrepancy was only pursued after I provided documentation from prior inspection reports.
When discussing potential deductions from the security deposit for drywall repairs, I was advised that the claim might not be enforceable if disputed. It really felt that Roundtable didn’t want to pursue the claims.There were also some inconsistencies in vendor coordination. For example, a contractor providing a painting estimate recommended a much broader scope of work than requested, which contributed to frustration and ultimately led me to forgo certain repairs.
Overall, while Roundtable did address some issues when raised, but the experience required a higher level of owner involvement than anticipated, particularly in tracking administrative details and ensuring follow-through.

If you are an owner who cares how tenants are treated, look elsewhere. This company's standard practice is to only give tenants 30 days notice for lease renewals & lease non-renewals, and takes an additional $40 per month tacked onto the rent. In my case they taped a legal document to my door on the Friday before Labor Day telling me to get out by Sep 30 or be sued. I had zero issues and always paid on time. I found out the owner had been doing lease non-renewals at his other properties all year, so they knew, yet they chose to wait. No empathy, no compassion, just, "get out". 45-60 days is standard and would have made a world of difference in my life. "People before Property" is a JOKE. Horrible experience. With such short notice I had to take a place I otherwise would not have taken and I fully blame the CEO. Change your SOP!
