I really wanted to have a positive experience living at The Southerly, but unfortunately, that wasn't the case.
We were never late on rent, never caused problems, and only had one minor noise incident when we first moved in because my young daughter was a little loud. Other than that, we never received another complaint. We took good care of our apartment, and the normal marks and fingerprints left behind were simply signs that someone had lived there.
During our lease, we dealt with mold growing in our shower, recurring cockroaches and silverfish despite keeping our apartment very clean, and a dishwasher seal that repeatedly fell off. We submitted maintenance requests, but the issues were never truly resolved. The dishwasher was "fixed" by simply trimming the seal, leaving us to wake up to puddles of water and push it back into place ourselves. We also regularly dealt with the smell of marijuana coming into our apartment, requiring me to contact the resource officer multiple times. Trash valet frequently missed pickups despite us paying the monthly fee for it, and amenities like the elevator and pool were often out of service as well as the community gates. They were almost never in service. Also, the temperature in the shower almost always never got hot.
Despite all of this, we tried to be understanding tenants. We didn't constantly complain or make a fuss because we wanted to be respectful.
When it came time to move, we gave more than a month's notice after realizing the financial impact of ending our lease. Even after receiving a reduction, our security deposit was kept, and we were still charged significant additional fees for cleaning, painting, and other costs. In all the places I've rented, I've never been charged these types of fees and have always received my deposit back.
The most disappointing part is that it feels like being a respectful, responsible tenant counted for very little. We always paid our rent, treated the apartment with care, and tried to work with management throughout our lease, yet we still walked away feeling like the focus was simply on collecting as much money as possible.
I hope management takes feedback like this seriously because future residents deserve better communication, better maintenance, and a fairer move out process.
Giving 3 stars because despite all of this, the front office ladies were very kind and the location was quiet and there were things I did like about the apartment like how spacious our apartment felt lol. Even still, I would not recommend

I had such an amazing experience during our apartment tour! From the moment we arrived, she was incredibly welcoming, professional, and knowledgeable. She took the time to answer every question we had and made us feel completely comfortable throughout the entire process. What really stood out was her positive attitude and genuine care — she didn’t make us feel rushed and truly listened to what we were looking for. She made the whole experience exciting instead of stressful. Customer service like hers is hard to find, and she absolutely went above and beyond. If every leasing experience was like this, apartment hunting would be so much easier. Thank you for making such a great impression and helping us feel confident in our decision! ~ Kendra

i’ve lived here for a while now and absolutely love it!! it’s so nice, apps always are working and running smoothly, maintenance is responsive, and it’s a nice quiet complex… on top of that the staff in the office is always happy to help!! Julia, in the leasing office, has always been especially nice and always eager to answer any questions you may have!! this is a 10/10 place to live!!

The Southerly if a great community with many friendly residents. It is convenient to Jacksonville, Saint Augustine, and beaches. The gym and pool are clean and accessible, and there is a thriving pet community including a professional groomer and dog walker. What really makes this community shine is the staff. They are friendly and always seem to be smiling, from Steven who heads up maintenance (and can answer any question you have) to Amber the Manager who never has a bad day and will encourage you to ride the positivity train. Julia is kind and makes everyone feel welcomed, and Kendra has joined the team and added her smile to the group. I can’t imagine living anywhere else.

If you’re considering renting here, I’d strongly recommend looking elsewhere. For the price, there are plenty of apartment communities with maintenance that actually maintains things and office staff that takes ownership instead of calling everything “a work in progress.”
Today I stopped by the office to ask why the blue door on my floor still hasn’t been finished being painted. It’s been over two weeks, so I figured it was a reasonable question. Before the office staff could even respond, the maintenance guy jumped into the conversation with an unnecessary attitude—as if asking about unfinished work was somehow offensive.
The office employee was polite enough, but what surprised me more was that she didn’t address his behavior at all. She simply said the door is “a work in progress.” Apparently painting one door takes weeks now.
While I was there, I also asked why the entrance gates have been broken for over a month. The answer? Also “a work in progress,” with no estimated timeline for completion.
So here’s what your rent gets you:
* Security gates that don’t secure anything.
* A door painting project that’s entering its third week.
* Maintenance staff that gets defensive when residents ask basic questions.
* Management whose solution to everything is “it’s a work in progress.”
*Trash valet service that makes a mess and hits/ scratches every door they walk through
The maintenance employee’s behavior was unprofessional enough that I’ll be bringing the interaction to corporate’s attention. Residents shouldn’t be spoken to with an attitude for asking simple questions about issues that have been left unresolved for weeks.
If you’re paying these prices, there are far better places to live where maintenance is professional, management communicates clearly, and “work in progress” isn’t the permanent status of every problem.
