I've lived in Elements on Third for a little over two years and decided to not renew my lease this year. Unfortunately, when management changed last March, this place really went down the toilet. In 2022, we lived in the Sunshine Flats and had to move out of there two months early into a 1-bedroom in Steel Lofts due to a severe leak from the AC/water heater area. The maintenance team really tried to fix this leak issue that we were dealing with for over six months, but every time it was just a bandaid over an issue that progressed into something worse. We came back from a two week vacation to the hallway literally being underwater. The old office manager/finance woman Tammie was extremely helpful and kind during this transition to the new apartment, which we absolutely loved at first.
Shortly after we moved in, she left the company and everything got worse. There were signs up around the property for a $750 referral credit offered to people who brought others onto the property. Since my husband and I loved living here, we encouraged three groups of friends to move into three different units. The first couple moved in, we received the referral credit on the next month's rent no problem. The second friend moved into his unit around the same time management changed, and we weren't hearing any replies about the referral. Finally, our last friend moved in, and when we asked about the referrals yet again, the new manager Pat was extremely disrespectful, talking down to us, and was refusing to pay it out. He finally agreed to pay for the second friend's referral, but refused the last, claiming it was illegal in the state of Florida to pay out such a large amount for a referral. Since this team came on, they have done nothing but lie and steal. IN ADDITION, we never received our security deposit back from the first unit, so we were fighting with Pat over the return of this as he was coming up with all of these random amounts we owed from the old unit, COMPLETELY IGNORING the fact that our unit was literally underwater from something the apartment complex is responsible for. We only received maybe $200 back from that security deposit when all was said and done.
Fast forward throughout the year 2024 - after the hurricanes there were still fences down around the entire property, homeless people were wandering on and sleeping inside the lobbies of buildings as none of them locked from the inside, and the main gate on 3rd ave n was still broken. The main pool was broken for about 3-4 months during the summer as well (issues not told to any tenant of course). After the hurricanes, the lobbies and floors of each building were not cleaned at all, and maggots were found in the trash room of the steel building on a weekly basis. They had the AUDACITY to write us emails about keeping the trash room clear from our personal items, meanwhile mattresses, couches, furniture, animal waste, and other trash were left in main entrances for MONTHS. From the time we moved in to the time we left, we saw multiple cars getting broken into and one was stolen. Someone entered our apartment one night while we were inside and ran out when they realized. This is all due to the lack of security that the property claims they have handled.
