    We just moved into 1701 Central and have had an amazing experience thanks to the wonderful staff! Yara made our transition so smooth, guiding us seamlessly from our first tour all the way through the paperwork. The office staff really seems to care. Moving is usually stressful, but this was by far the easiest move we've ever had compared to our past apartments. A huge thank you to William in maintenance as well. He was super professional and quick to help us fix our lock right away. We couldn't be happier living here so far.

    I just moved in and absolutely love it! The location is perfect, the common areas are always clean, and the gym has great equipment. It’s such a friendly community, and everything is well maintained. Katie was incredibly helpful during the application process!! It feels like resort-style living! I could not be happier😇 Huge shoutout to William from maintenance and Eric in the office! They were so prompt and responsive when I had a maintenance issue on Sunday, even on their day off. The response time was unbelievable!!!

    DO NOT LIVE HERE. The location is convenient, but that is the only real positive. 1701 Central charges premium rent for apartments that feel cheaply renovated and poorly maintained. The finishes are sloppy, the walls and floors provide almost no sound insulation, and excessive noise is a recurring problem. Garage doors, gates, bike-room doors, and other basic building features also seem to be constantly broken. Management is what makes this property truly unacceptable. Complaints are met with generic responses, excuses, or a security phone number instead of actual investigation, follow-up, enforcement, or accountability. The office appears more interested in sending defensive, passive-aggressive mass emails than permanently fixing problems or helping residents. I have also seen concerning maintenance conditions, including what appeared to be mold, treated far too casually. This is clearly not an isolated experience. Multiple reviews describe the same noise, maintenance, and management problems. When different residents repeatedly report the same issues and nothing changes, that is not bad luck—it is a failure of management. For the amount residents pay, they deserve a clean, secure, peaceful, and professionally managed property—not constant disruptions and excuses. Management needs to enforce the lease, properly repair the building, and start taking complaints seriously. If they continue refusing to act, these issues need to be escalated directly to the company or ownership behind 1701 Central Apartments. Unless the Central Avenue location is worth putting up with all of this, live somewhere else.

    If I could give this place a zero star review I would. I lived here from October 2023 to February 2026. The few positive things I can say about this place is the location is great. You are within walking distance to so many great museums, nightlife, restaurants, etc. The other thing I will say is the floor lay outs and storage within the units are the best I found in the area for their price range. Maintenance also would answer work orders within 24 hours and were always the sweetest people. With that being said would I suggest anyone to live here...no. During the hurricanes, EVERY apartment on EVERY floor of the NORTH side of the building flooded. If there is heavy rain these units also tend to flood because the weep holes along the patio doors don't drain properly. Mold is an issue. If you do rent here stay away from the north side of the building. Also, these units are timber frame apartments, like many apartments are in this area. You will hear everything. I would be standing in my kitchen on the phone and the people I would be talking to could hear my neighbors and even people walking on the street outside of the apartment building. The building is also right next to the interstate, so you have constant traffic noise not to mention if you are on the north side of the building there is a night club that had raves well into the hours of 3 or 4am. I would try to mask it with ear plugs and sound machines and still couldn't sleep. Management talks to residents like they are Regina George writing in the burn book. I couldn't believe the unhinged emails that were sent out to residents. Not to mention how they gaslight you when you bring up legitimate concerns. I had black mold in my apartment. When I first put in a work order I was told it was paint chipping. I took a photo and then another photo a few weeks later showing it had turned black and gotten bigger. They just painted over it while I was at work. Once it grew through again I had it cultured and proved it was black mold (mine was Stachybotrys Chartarum species). They had someone cut it out of the ceiling and claimed they followed protocol in the remediation process, but they didn't even leave HEPA fans in the apartment to clean the air or address the airducts. When I looked at the air vents I then noticed they don't even have filters in the air handling system because mine had plaster around it preventing them from being able to even open it. Thankfully, my lease was up for renewal, and I was able to get out of there but am now struggling with my health from the couple of months I had exposure there. If you are in the north apartments and feel lethargic or have constant nasal congestion please get tested for mold with your doctor and get out of there. I understand mold is a huge issue throughout Florida even in new builds, but the way I was treated and how the whole ordeal was handled was completely unethical and exploitative.

    My experience living here has been nothing but disappointing. At 4:00 a.m., I was woken up by neighbors across the hall loudly shouting and talking with a group of friends. I have to work in the morning, and my sleep was completely disrupted because of their behavior. This wasn’t my first complaint either. I’ve reported these issues at least 3 or 4 times, yet absolutely nothing has changed. On top of that, the apartment above me constantly makes excessive noise as well. No matter how many complaints I file, nothing gets resolved. The most frustrating part is the management’s response. Every time I ask for help, instead of actually solving the problem, they simply give me the security phone number. If I’m expected to handle everything by calling security myself, then what exactly is management’s job? Passing responsibility to someone else instead of addressing ongoing issues is completely unprofessional. Residents pay a lot of money to live here and deserve a safe and peaceful place to call home. Instead, you’re paying premium prices only to deal with constant noise and a management team that refuses to take meaningful action. This is unacceptable. Management needs to stop making excuses and start enforcing the community rules. Until that happens, I cannot recommend this property to anyone.
