I've lived at Latitude 27 for about a year and a half and i love it here. My apartment is beautiful and the amenities are awesome. There's even an area to wash your car! Management has been amazing and on the rare occasion i have to call for maintenance, the process is easy and they address it quickly. Very happy here!

We’ve been renting at Latitude 27 and it has been one disappointment after another. The biggest ongoing frustration is the ridiculous harassment over our patio. They keep sending violation notices demanding we “clean up” and remove everything, even though our patio looks neat and perfectly fine in the attached photos. We have a small children’s play kitchen, a trampoline, and a couple chairs. nothing broken, no trash, no mess.
My daughter has autism and these toys are important for her daily play and routine. The management shows zero understanding or compassion. Instead they threaten fines and act like we’re ruining the complex when our space isn’t bothering anyone. The notice even circled “toys” as a violation. It’s our private patio, why are they policing normal family use of the space we pay for?
On top of that, the appliances in the unit are horribly outdated and barely functional:
• The dishwasher doesn’t actually clean dishes — we still have to re-wash everything by hand.
• The stove sets off the fire alarms almost every time we cook.
• The washing machine smells strongly of stinky water or odor, even after maintenance “fixed” it.
Also there are supposed to be dog restrictions, there are people who have German Shepards, Dobermans, and pitbulls that walk around all the time.
Just beware before you check this place out.

I lived in the apartment complex from 2020-2026. I always paid my rent on time, was there through the hurricanes, was there through the management switch and rebranding from “Longitude 82” to now “Latitude 27”.
First, the apartment complex is not worth what they charge in rent. Though all of Sarasota is overpriced for how the tourism boomed rent prices. When I moved in the midst of covid, I couldn’t see the apartment, picked one blinded and moved in. The rent was $1300 for a 1/1 850 square feet. Then at my next renewal it jumped to $1600 and then to the final price of $1890.
Not only that, through my experience as a long term tenant, it is a cheaper apartment complex. The buildings went up fast in 2017 for I remember them being build, pretty on the outside, poor construction built on the inside. My uncle the first thing he said when I moved in was how cheaper they made it. First thing he noticed was I had a studio size fridge in which I should have been given a normal size refrigerator for how the design of the fridge space. Second he open my porch door and noticed how it was getting jammed and stuck for the door wasn’t properly placed and was off.
The appliance are old and good luck trying to get the management to replace it. My freezer wasn’t holding a freeze for it kept icing up. I kept placing maintainer request for them to come fix it for a few weeks and then it would go back. I kept trying to fix it was told it was my fault only to find out it has a bad coil. The replaced my fridge after 6 months. My right side of the stove burns on high heat and after my experience with my fridge I didn’t bother asking. The dishwasher legit doesn’t clean the dishes so stick with hand washing. The garbage disposal would back up and not drain but was told it was fix.
Do you like your A/C to be constant? Then don’t move here. It goes out every 4-6 weeks and your apartment will get into the 80s. Good news is they do come quick to replace your AC by sucking out the water.
I lived on a corner building and for years their sprinkler system didn’t work properly where it would flood the parking lot and the walkway to my front door. I sent pictures, videos, and emails to the property management to get no response to their flooding issue. It still floods 3 years later. All the residents talk about it yet nothing gets done. They had a minor sink hole around the sidewalk by building 8 that they never filled in the 6 years I lived there. Now there’s grass around it but wonder if I should complain after I stepped it one morning. They have lights around the walkway but they have gone out with no one fixing it for months.
They have policies that they don’t follow. Kids fish the pond despite the sign saying no fishing. Kids party at the pool, drink and have sex at night by the pool for my prior students told me they did. Then have dog breed policies yet I see their restricted dogs walking around. Awhile back someone was dumping kitty litter in the dog wash station and then the apartment complex put up cameo hunting cameras at the dog station/car wash station. Felt like an invasion of privacy for I didn’t permit to be recorded yet there was a camera. The general public come and use the car wash station for its easy to get into the apartment complex. My friend told me once her uber dropped her off at my place she saw the uber use the car wash station. I’m sure other “free guest” use it. People have cleaned their boats, clean fish scales in the dog wash station, clog the pipes, and it takes a bit for it to get fixed. I’ve done it a couple of times to help the place. They have a cute dog park but for 3 summers they turned off the water for the dogs in the park. Residents thought it was strange they would do it especially knowing the heat of summer. The promote dog friendly yet they turned off the dog park water? Make it make sense. The dog park needs so much help. They don’t take care of the park. Soft spots under the turf that’s been there since 2017. Smells, rusty poles in their decorations of dog statues, doesn’t seem safe.
