Yeah veeery far from great. Where do I start ? The parking spot ? The wasps? The way the “supposedly” manager (Derek) who has 0 customer service skills ? Wait not just the manager, Erica who’s on top of them lol. Yes I’m naming them all cuz if you’re gonna come live here, my dears it’s your right to know! Basically our demands are never met. We have a whole wasp nest in our apartment door with a lot of other pests, we asked for the pest control which we pay for monthly, nothing! When we first moved in 2025, we were told that to have a reserved parking spot, you have to be on a waitlist as there wasn’t one available at that moment. Silly us believing them.. we thought they were decent enough to be trusted (don’t, you’ll regret it) now that we got a spot literally yesterday, they called us today and told us “the 2 spots we gave you yesterday are unfortunately already taken by other people who just came in July but it was our mistake not to put them in the system” you would think they made a mistake so they will give them another spot since we were here before right ? Well no, they denied the waiting list making us sound like liars, they said the other people have been paying for the spot since July even though it wasn’t theirs ? Even though they weren’t on the system ?? Make it make sense !! When we asked, he said that he doesn’t know. They don’t even have a tag in their car !! We do! But no they said they’ll find us other spots (farther) while we’ve been the ones struggling to find parking during the whole year, the worst when it’s raining! Then Erica who literally was like “are you humans ? Don’t you make mistakes ? I’m literally asking if you’re human, get out of the office until you know how to speak!” So we left the office and went back to Derek, who kept saying “give me proof that I told you about the waitlist cuz I don’t remember saying that”, so we asked them to check the cameras but again he found another excuse “the cameras don’t sound record” HAHAHAHAH funny. We read reviews before moving and they said to record them because they lie, especially Derek, we didn’t wanna believe that you know, because “we’re humans” as Erica wants to know. But I’d rather be a robot at this point and start recording every single interaction with them! Definitely not renewing again! AGAIN START RECORDING THE CONVERSATION WITH THEM! Also, no matter what you tell Derek, he will respond by “that’s one side of the story” so basically your opinion doesn’t matter.

The tour was great gave a viewing of the whole place, gave tips for living, and felt very welcomed nd comfortable from the start. Nice place/people

Now that we’ve finally moved out, I can honestly write this review.
First, I want to give credit where it’s due. Latoya is an absolute sweetheart who genuinely cares about the residents. She was one of the few people who made us feel heard. The maintenance staff was also incredible—especially Maikol. They worked hard and were always respectful. Whatever they’re being paid, it isn’t enough.
Unfortunately, I can’t say the same about management. We were told the property had new management when we moved in, but from our experience, they weren’t any better than the old management. It constantly felt like they were more focused on collecting fees than solving problems.
The valet trash service is a perfect example. We worked night shift and left for work around 2–3 p.m., but trash couldn’t be set out until 5 p.m. Even though we were required to pay for the service, we couldn’t use it. I had to call the leasing office and argue that if I wasn’t allowed to put my trash out before work, they needed to remove the charge from my lease. Instead, they tried charging me two separate $50 violation fees before finally allowing me to leave my trash out early.
The pest problems were another major issue. We paid monthly for pest control according to our lease, yet the roaches never went away. They were active day and night. We also had rats running through our walls. Maintenance laid sticky traps and sealed a few holes, but the problem continued. I don’t blame maintenance—they can only do what management allows. I’ll be posting a video showing one of the rats I caught on camera during the day.
The amenities sound great on paper, but many weren’t maintained. The dog park was nothing more than a small dirt lot with broken fencing. I actually had to stack rocks by the gate to keep dogs from getting through a hole. The leasing office was also extremely difficult to reach by phone, so the only way to get help was to go there in person—which isn’t easy when you’re working full-time or multiple jobs.
The rules were also excessive. Leave a towel outside to dry after the beach or pool? That’s a $25 charge. Two towels? Another $25. No outdoor plants, no decorating your entryway, and no leaving a chair outside unless you bring it back inside every single time. Without patios, there’s really no outdoor space to enjoy.
One final thing: the pools are not up to code. I say that confidently because I am a Certified Pool Operator (CPO).
Overall, we paid far too much money to deal with pests, unnecessary fees, poor communication, and management that repeatedly chose temporary fixes over real solutions. Thankfully, we’ve moved somewhere that’s not only better maintained but also more affordable. Oh and let’s not forget about the constant water shut offs.
