Pierpoint Apartments has a great location near Palmer College, but living here became extremely disappointing due to ongoing maintenance and management issues. I lived in Apartment 2106 for many years, and there were persistent unresolved problems, including: > Plumbing issues > A leaking/unlevel bathtub with loose, failing tile > Repeated HVAC breakdowns > Strong drainage odors (sink water backing into the dishwasher) These weren’t minor inconveniences — they were recurring habitability concerns that never seemed fully corrected. A third-party inspection of the bathroom area even raised concerns about possible mold behind the tub and tile, but no meaningful follow-up or remediation was ever communicated. Volusia County has been hit by multiple major hurricanes and storms over the past decade (Matthew, Irma, Ian, Nicole, and others). In an older property like this, water intrusion and moisture issues are a serious concern, yet post-storm inspections and proactive remediation did not appear to be addressed clearly. Over time, the community has also declined — algae blooms in the lake, visible trash, and the loss of what used to be a well-maintained lakeside setting. Pest control also felt reactive rather than scheduled or preventative. What’s most concerning is that many other resident reviews describe the same patterns: aging A/C systems that struggle to cool (and drive electric bills very high), mold and water issues being patched over, pest problems, poor-quality repairs, and dismissive responses once a lease is signed. This could be a great property given the location, but it needs major improvement in maintenance standards, transparency, and resident support. At current rent levels, the condition and management experience simply do not justify the cost.

Won’t replace broken appliances, asked them to come take a look at the dishwasher and because it was on and attempting to run they left and said it was working without even looking into the machine…. I just wanted it fixed.

Moving is tough! Even if moving is an adventure or new opportunities to learn a career. Weather you are young or old we always face a valley before we can make it to the mountain top. I am an 82-years-old single woman who looked forward to this move to Pierpoint. The area is beautiful; the location is perfect (stores, restaurants, nice neighbors, a variety of people ranging from very young to old). I love all the kids (from very young to middle age students)! It is fun to watch them laugh, play, and shout with life. I woke up one morning to the sound of two mothers dancing, singing on the side walk: “Our baby is 5-years old today. Happy Birthday to the one we love.” I had to go help them celebrate. I was so grateful to be able to participate. Then you have the all the dogs (from large to small). Everyone is walking the trails. My own personal dog stands at the window or the enclosed patio and watches them all go by. Thankfully she is actively learning not to bark (it is now down to one). But no one complains. Everyone is social (including the dogs)! To me it is a little bit like a “heavenly” choir of a joyful life. So let me conclude by talking about the “conductors” otherwise known as the “staff.” I guess I should talk about John (JC) who is the supervisor and his “special” email. Or perhaps Erica the manager. My favorite is the two maintenance guys who rushed over to the apartment because I found a “leak” in my 2nd bathroom. Alex and Joe politely informed me (after searching) that (in searching) they thought it might be urine from my dog. They were right. All I had to do was close that door and somehow the toilet was healed! The last members of this “team” of employee are Tina and Cory. Tina went “above and beyond” to help me. She has the greatest smile. Even when I could not remember she was gracious and friendly. Finally, Cory was also very helpful when I needed to call the office. It was nice to hear her pleasant voice with exactly what I needed to hear to sooth my anxiety over this move. I was surprised to find out that many of these people have served this continuously changing community for many years (one has over 18 years seniority). Just the fact that I know all of these VERY open and kind people, in such a short time, who share their kindness with the residents, speaks volumes about the entire team. Now, as regards the apartment, which is built with wood and stones: It is an apartment. It is has and will become my Home! I sleep, eat, and watch tv within its walls. The best part is those who serve and maintain this place. Yes, it is pricy but for me it is perfect right now. Sincerely, Dr. G
