If you're considering Pierpoint Apartments, don't make your decision based solely on the advertised monthly rent. Ask for a complete breakdown of **every required monthly charge** before signing a lease.
Pierpoint Apartments was originally built in **1985** as an apartment community. During the mid-2000s real estate boom, the property was converted into condominium units and later returned to apartment rentals following the housing market downturn. Although the property now operates as apartments again, many of the monthly utility and service charges continue to be billed separately in a manner more commonly associated with condominium ownership than with a traditional apartment community.
**During my tenancy, my monthly housing costs included much more than the advertised rent. In addition to rent, I was billed separately for:**
**Required Monthly Utility & Service Charges**
* Internet/Cable: **$80.00**
* Sewer: **$39.00**
* Trash Utility Fee: **$28.00**
* Water: **$20.00** (runing toilets and sinks increase costs)
* Valet Trash: **$20.00**
* Required Liability Insurance: **$15.00**
**Separate FPL Electric Service**
* **$150–$200+ per month if you're lucky**, depending on the season and the efficiency of the HVAC system. In my experience, many of the aging A/C units struggle to cool efficiently, resulting in consistently high electric bills.
Before paying my electric bill, my recurring monthly charges beyond rent totaled **$202.00 every month**. After adding FPL electric, my actual monthly housing costs were often **$350 to $400+ above the advertised rent.**
I'm not suggesting that separate utility billing is uncommon. My point is that prospective renters deserve to know their **actual monthly housing cost**, not just the advertised rent.
**Before signing a lease, ask these questions:**
✔️ What is the total monthly payment after every required fee is added?
✔️ Which utility and service charges are mandatory?
✔️ Can you provide a written estimate of the average monthly cost, including all required charges?
**The advertised rent is only the starting point. The actual monthly cost of living here can be hundreds of dollars more than the advertised rent.**

Won’t replace broken appliances, asked them to come take a look at the dishwasher and because it was on and attempting to run they left and said it was working without even looking into the machine…. I just wanted it fixed.
