    This company is an absolute joke. I have been renting for almost 2 years, and have had nonstop issues with my air conditioner. My latest issue has been ongoing for the past 3 months. My air conditioning can’t keep up in the afternoons and will climb to 80-82 degrees and won’t cool down until 2/3 in the morning. Progress has sent out a tech at least 5 times, and has also sent out a third party air conditioning company out multiple times, and yet nothing has changed. One tech told me personally that he is going to suggest we have it replaced because the unit is 11 years old, but progress keeps closing my maintenance requests and follow up requests because they don’t want to pay to have it fixed or replaced. My two small children shouldn’t have to sit in an 80 degree house every night, for how much I pay every month, everything in the house should be functional. DO NOT RENT FROM THIS COMPANY.

    Unclear communication from leasing agent. Unable to make payments on portal and I contacted multiple ways over almost weeks time and when the issue was addressed, a day later the lease was canceled because they had not received payment even though I have the time logs of the issue with the rentcafe. I was told to pay another $110 for the applications and try again. Never got a phone call from the person who had us sign the lease either. Super disappointed.

    Kenneth Bailey first helped us a few months ago when we had an electrical issue with our dryer, and we were so glad to have him come back again to fix an outdoor water leak. Once again, he did an outstanding job. He was professional, knowledgeable, and very friendly. He also took the time to help us understand and set up our smart home system through the app, making sure everything was working perfectly before he left. It’s hard to find someone who is this reliable and genuinely cares about doing the job right. I highly recommend Kenneth Bailey and will definitely call him again for any future electrical or plumbing needs. Thank you!

    I have lived in a Progress Residential home for the past two years and, unfortunately, just renewed my lease for another two years—a decision I now regret. On April 10, 2026, I submitted a maintenance request to repair my peeling vinyl kitchen cabinets. More than three months later, my kitchen is still unfinished despite countless phone calls, emails, multiple work orders, and inspections by three different contractors. The current condition of my kitchen includes: Peeling vinyl cabinet doors and drawer fronts that remain unrepaired. Mismatched wood cabinet doors installed in place of the original vinyl. A missing cabinet door that has never been returned. Cabinet handles that were never reinstalled. Permanent black marker left on several cabinet doors from the contractor's measurements. An original contractor who has been largely unresponsive for months despite stating they would return to finish the work. Throughout this process, I have been told repeatedly that my case has been "escalated," yet nothing has been resolved. My maintenance ticket was even closed before the work was completed and had to be reopened after I contacted Progress Residential. I have been patient and understanding, but after more than three months of living with an unfinished kitchen and receiving little more than promises, I feel compelled to share my experience. I hope Progress Residential will finally take responsibility and complete the repairs properly. If you're considering renting from Progress Residential, I encourage you to consider not only the home itself but also the level of customer service you may receive if significant maintenance issues arise.

    Absolutely horrible company does not respond or follow through when things are wrong. I have been sitting in 92° weather for three days straight now due to the AC unit being broke With MY YOUNG CHILD and have been told they will accommodate me with a cool place to stay “ hotel “ yet, no follow through callback or response. Each time I have reached out which has been at least 10 times I’m given nothing but more stress and apparently speaking with upper management is not possible is what I was told by one of the emergency response team members I guess when they don’t receive my rent which I pay on time every month I’ll give them the same endless run around I am absolutely disgusted with this company
