    This complex is a horrible community to live in. The people in the front office change so much, and Laura is very rude. I consistently went through issues with maintenance and having only one working bathroom for weeks. This is only surface level of the BS endured from this complex. Don't be lured by the "luxury" label.

    EDIT 5/18/26: It seems they deleted my last honest review, the truth hurts. Previously I shared some opinions in my review. I'm removing my opinion and letting FACTS speak for themselves. My sister has been a resident at Stillwater Palms since January 2026. The following is a factual account of what has happened during her tenancy, with no opinions or characterizations included. The photos attached to this review document the mold conditions referenced below. This occurred in Building 18. Her original move-in was not completed properly and required her to return a second time. On March 13, 2026, her unit and several other units in the building flooded in the middle of the night. The flood caused extensive ceiling damage. For more than two weeks following the flood, no meaningful remediation was performed. During that period, mold developed throughout the unit. The first vendor dispatched by the property painted over visible mold rather than remediating it, and performed substandard ceiling repairs. She was told by on-site staff that there was no reason she could not remain in the unit during this period, despite the visible mold. She was displaced from her home for 23 days. She sent the property a certified letter under Florida Statute 83.56 providing the statutory seven-day cure notice for material noncompliance with habitability obligations under Florida Statute 83.51. A proper remediation vendor was engaged after the property manager and a colleague intervened. During the 23 days of displacement, she was not offered a rent concession, a temporary unit, or any accommodation. I will note the certified letter did arrive after they had fixed the first vendor's errors of painting over mold. On April 13, 2026, exactly one month after the first flood, the same unit flooded again while she was at work. She submitted a written complaint to the Regional Property Manager documenting both flood events, the failed first remediation, and the displacement. The property's initial response was a $500 offer. After further discussion, the property agreed to relocate her to a different unit, which she accepted. On April 24, 2026, the property presented her with a "Nondisclosure and Concession Agreement" offering a one-time payment of $1,064.68 in exchange for the removal of all online reviews regarding the property and a permanent prohibition on any future commentary, "negative or otherwise." The agreement also named myself, someone who is not a resident and has never signed any agreement with the property, as an "affiliated party" whose reviews she was contractually obligated to ensure were removed. While the agreement was under review, additional inspection of her original unit revealed mold conditions more extensive than the property's vendors had represented. The attached photos show what was found behind the walls. She declined to sign the agreement. A complaint with Pinellas County Code Enforcement regarding the habitability conditions in the original unit is being filed along with any other agency that is applicable. The property is owned by TA Cypress Pond Fee Owner LLC, doing business as Stillwater Palms Apartments, at 2350 Cypress Pond Road, Palm Harbor, FL.

    taking time out of my day again to write this post since my previous review seems to be removed. Before you give some auto generated bs reply to this, understand that if you guys cared, this situation would have been handled differently. Stillwater palms and Their team are an absolute nightmare to work with. From the slow response time, messy, workmanship, poor communication, skills, and lack of common sense, it’s a no-brainer to not waste your time researching if this will be a good place to call home. Can tell you from experience that your voice will not be heard, Not even bare minimum will be given to you, and the money You give them for rent every month goes to who knows where. Hardly anything goes into the community. This is my water heater that took a year to get semi fixed by the way with multiple leaks happening over that time frame. Wasn’t an issue for them though.

    The flea issue in this apartment community is completely out of control. Every time I walk to or from my apartment, I end up covered in fleas and itching nonstop. The second I walk inside, I find multiple fleas on my clothes and legs. I’ve cleaned constantly, vacuumed, and done everything I can inside my apartment, but nothing helps because the problem seems to be coming from the property grounds themselves. With so many dogs in this community, regular flea treatment and pest control should be a top priority. It’s become extremely frustrating and uncomfortable to even walk outside or relax in my own home.

    About a year ago I had my second floor balcony railings start falling apart, they did a bad job repairing it and told me not to go on my balcony and no additional repairs were done. Last Friday I put a ticket in for repairs and stopped in the office because the entire railing collapsed, tomorrow is one week and it’s not fixed. I called three times and was told by maintenance it would be fixed on Tuesday, and it’s now Thursday with no calls, fixes or updates. I am now promised it will be fixed tomorrow.
