    After completing the build and the purchase of our home in malabar springs, I am changing my review. We have been in our home for just over a month and we have had to file for warranty claims for major issues. The fun part is, once you file a warranty claim they send out the best of the worst to make the repairs that subsequently need repairs on the repairs. My yard has been a redneck mud fest since the beginning with broken irrigation lines and incorrectly graded land. We finally got the land degraded, only to break more pipes. Atleast we don't have to dig to reach the broken pipes as they are surface level. I have also heard the neighborhood is delayed due to ICE coming in and sweeping away the work force. Still no mailboxes which should have been done prior to first occupancy. Im tired of being lied to. Im tired of having to push my own work aside to have my brand new house finished up months after completing.

    I rarely leave negative reviews, but after everything my family has experienced, I feel obligated to share our experience in hopes that Ryan Homes' corporate office takes notice. To be fair, I want to start by saying that Kahla, our New Home Consultant, has been wonderful from day one. She has been professional, responsive, and genuinely supportive throughout this process. My frustration is not with the sales team, it is entirely with the mortgage process. We began building our home last November, and here we are, months later, still unable to close. The amount of stress, uncertainty, and lack of consistency has been unbelievable. Our loan was initially handled by NVR Mortgage, and we were never given a clear or realistic path to closing. After months of confusion, we decided to work with an outside lender who finally provided us with a straightforward plan. Then, as we got closer to closing, that lender suddenly informed us that we would need to complete a buyback program on our current home. That was never something we were comfortable with, so we reluctantly went back to NVR Mortgage. Now, after all of this, NVR Mortgage is telling us they can provide us with a conventional loan. My question is simple: Why wasn't this presented as an option from the very beginning? Our financial situation has not significantly changed. If a conventional loan was available now, why did we spend months being pushed in different directions instead of receiving competent guidance from the start? It feels like we've been bounced from lender to lender while everyone points fingers instead of taking ownership. Meanwhile, our closing date has been delayed over and over again. This isn't just an inconvenience. These delays have had a real impact on our family's life. We have children who are supposed to be starting school. I've had to repeatedly change my PTO requests with my employer because our closing date keeps moving. At this point, I'm embarrassed to ask for another change.Our family has had to keep putting our lives on hold while waiting for answers that should have been provided months ago. To make matters even more frustrating, a family member purchased a Ryan Home around the same time using an outside lender and closed already. So naturally, I have to ask: What exactly is going on with NVR Mortgage? Buying a home should be an exciting milestone, but this experience has been exhausting and emotionally draining. There has been a complete lack of consistency, communication, and accountability throughout the financing process. Ryan Homes builds beautiful homes, but the mortgage experience has overshadowed what should have been one of the happiest moments for our family. I sincerely hope someone from Ryan Homes' corporate office or NVR Mortgage leadership reviews this because no family should have to endure this level of frustration just to purchase a home. We simply wanted clear communication, competent guidance, and the ability to close on the home we've been waiting for since last year.

    I’d like to recognize the outstanding jobs done by the Ryan Team: Kahla Parrish, Brian Bride and Terry Cullen to complete our dream home at Malabar Spring, Palm Bay Florida. The house is beautiful and perfect. Our inspector told us that Brian (PM) did a great job building the house with basically no defects. Kahla is not a sales representative; she’s your best friend during the complete process. And let’s not forget to say what a great job Terry did in helping get the approval. We basically purchased the house because of her empathy towards us (customers). Terry is such a friendly person and he was able to finish our loan in a very short time. Let’s say Ryan Home you have a winning team at Malabar Spring and thanks for our dream home come true. Regards Pedro and Sonia

    All the people at Malabar Springs are extremely friendly and helpful with any questions or possible additions a future homebuyer may need.
