    Nice apartment DJ Cook found you >:) Well this is also a serious rating btw This apartment is located near one of Orlando's mega lakes, Lake Eola. This apartment has a pool just like any other apartments in the world. The outside part Near Lake Eola is very populated getting millions of cars passing the apartment daily. Hope DJ Cook has a great life on the apartment!

    I have been a resident at The Paramount on Lake Eola for five years. For the past six months, my air conditioning has not been functioning properly, making the apartment unbearably hot — including overnight. I have submitted more than four maintenance requests, management brought in a third-party HVAC technician who recommended either cleaning the fans or replacing the entire system, and maintenance subsequently cleaned the unit. The apartment is still not cooling properly. It is now past 1 AM and I am awake because of the heat, this has been my reality every night for months. My electric bills have been significantly elevated (from $180’s to over $340) throughout this entire period as a direct result of the malfunctioning system. When I initially refused to renew my lease until the issue was resolved, I was told my tenancy would convert to a higher month-to-month rate if I didn’t sign. I signed, and the issue remains unresolved six months later. The staff is polite, but the follow-through on serious maintenance issues is unacceptable. Future tenants should be aware that maintenance problems may go unresolved for extended periods despite repeated requests.

    The worst apartment complex I have ever lived in. - the elevator was down for an entire month while living there - our neighbor had over 15+ domestic disputes and police called on them, providing an unsafe environment where we were afraid to leave our apartment at times (we saw one of them dragged out in handcuffs and we tried to intervene another time when one of them was screaming, “help, I’m getting killed.”) We personally were afraid for our lives and safety and for our neighbors well being. Paramount staff knew and brushed this off when we brought it up to them, dismissing domestic violence. Eventually they moved out. - people live on the 5th floor with two pit bulls that they leave outside and let urinate and poop on their patio without cleaning up for days. Those same neighbors set up a dj booth and play blaring loud music. They also openly smoke and leave drug paraphernalia for all to see and smell - another two neighbors were involved in a dispute and we heard one of them threaten to “put bullet inside” of the other person and used ethnic profanities against Latinos. This made us afraid to use our balcony - on Halloween, they had alarms go off at 2am forcing disabled people to walk down multiple flights of stairs - people with face tattoos, questionable guests, etc, very interesting appearance that you would not expect in a luxury high rise - very unhelpful front desk. When we broke our lease, they re leased the space within two weeks and still are trying to seek out full two months payment from us. When we asked for proof, they simply stopped responding - I am six months pregnant and therefore unable to move myself. My husband and I hired movers and because we were 20 minutes over our move out time, they threatened to tow our moving truck - also had people with aggressive un-fixed dogs walking off leash (one man allowing his 7-10 year old son to walk a dog larger than him around) I suggest you lease anywhere else in Orlando but here.

    I wish I could give this place zero stars. Do not move here. Our experience with The Paramount was extremely disappointing from beginning to end. We were relocated here after the situation at The Rialto, and instead of feeling supported during an already stressful time, we felt that we were treated unfairly. At move-in, we documented existing carpet stains on the inspection form, exactly as instructed. We were told that anything documented would not be our responsibility. Despite that, we were later charged for alleged pet urine damage. We only stayed for 2 months. The entire process was unprofessional and lacked transparency. After everything that happened with The Rialto, it felt to us as though management was trying to recover money wherever they could, including by charging former residents for damages we do not believe we caused. That was our experience, and it left us feeling taken advantage of during an already difficult time. This has been, by far, the worst experience we have ever had with an apartment community. We will never recommend this property to anyone. Save yourself the stress and look elsewhere.
