    Very disappointing experience. We had an appointment scheduled for 3:15 pm to tour the property. When we arrived, the leasing office was locked, and a sign on the window stated they would return at 4:00 pm. Since we had a scheduled appointment, I knocked on the window to see if someone was inside to assist us. A staff member then came out and aggressively yelled at me, stating I was not allowed to knock on the window. I was shocked by the extreme lack of professionalism and lack of basic customer service. I explained that we had a scheduled tour and only knocked because the office was locked during our appointment time then walked away. If this is how management treats prospective residents, I have zero desire to tour or live here. Lake Nona is full of brand-new, modern apartment complexes offering great incentives like 2 months of free rent—there are far too many excellent choices in the area to waste time with unprofessional management. After this incident, we visited other nearby properties where we had appointments, and the contrast was night and day. Those management teams were expecting us, greeted us warmly, and provided a fantastic experience—we even signed a lease the same day. We certainly don’t need to choose a place where staff make prospective residents feel unwelcome before they even tour.

    Living here has been a wonderful experience! The apartment itself is beautiful, and the amenities are absolutely amazing. Everything about the complex is top notch, and I couldn't be happier with where I live. I am especially thrilled that Sabrina is back as the community manager! Ever since she returned, everything has been running so smoothly. Things are handled much better now compared to the previous management. The staff is fantastic, and having Sabrina back truly makes this place feel like home. Highly recommend!

    I rarely leave negative reviews, but unfortunately my experience living at Mallory Square Apartments was disappointing overall. When we first moved in, the community looked beautiful from the outside and our apartment itself was nice. Unfortunately, almost everything else fell short of expectations, especially considering the premium rent. For the first four months we lived there, there was no outdoor pest control around our building. When we eventually had pest control come inside our apartment, they told us that the exterior should have been treated monthly as well, but it hadn’t been. The amenities were another major disappointment. The bowling alley and several other amenities were frequently out of service for months at a time with little urgency to repair them. The bowling alley was not oiled once making it a far less fun experience than one would expect. The pinball machine alone was broken for around 15 months while we lived there, one of the pool tables was also frequently having issues and other common areas didn’t appear to be properly maintained. The community also had frequent large gatherings around the common areas that often became disruptive. There was a noticeable improvement when a community police officer regularly patrolled for a short period, but once those patrols stopped, things quickly returned to the way they were before. Although the property is advertised as a non-smoking community, people were constantly smoking throughout the property without enforcement. Communication with management was one of the biggest frustrations. The leasing office was extremely difficult to reach. Phone calls often went unanswered, emails frequently went without responses, voicemails unanswered and it was frustrating trying to get help with even simple questions. Management also seemed to change constantly, making it difficult to get consistent service. One time I had the bowling alley booked and they closed 30 minutes early for no reason and I couldn’t access my reservation for the day either. After moving out, we received only $30 back from our $200 deposit. I wasn’t even upset about the amount as much as I was about how difficult it was to get an explanation. It took weeks of repeatedly reaching out before anyone responded. The one bright spot throughout our time there was Jimmy from the maintenance team. He was professional, helpful, and consistently went above and beyond whenever we needed assistance. He was by far the best part of living there. Overall, while the apartment itself was nice, nearly every other aspect of living here was disappointing. Between the poor communication, lack of maintenance, neglected amenities, inconsistent management, and lack of enforcement of community rules, I can’t recommend living here based on my experience.

    I really wanted to like living at Mallory Square because the apartments themselves are nice and the amenities are great. Unfortunately, the poor management and rotational turnover of management and staff completely overshadowed what could have been a positive experience. When it came time to renew our lease, we discovered that our exact same floor plan was being advertised online for hundreds of dollars less per month than what we were being offered as current residents. We asked if we could renew at the publicly advertised rate, reapply as new residents, or even transfer to another unit at the lower market rate. Management refused every option. It was incredibly frustrating to feel like loyal, existing residents were being penalized while any lower rates were reserved for net new residents. It seems the priority is attracting new tenants rather than retaining the good ones who already live there. There were several other ongoing issues that added to our disappointment. We were paying a monthly pest control fee for months, only to learn from the pest control company itself that routine pest control services were not actually being performed. The amenities (although nice) also weren’t managed well. The bowling alley was frequently closed, the lanes were often poorly maintained, and there were times when the leasing office closed while the bowling alley had been reserved, leaving residents unable to access it during their scheduled reservation. We also regularly saw non-residents trespassing to use the community amenities, which raised concerns about security. Towards the end of our lease, there was almost never any sanitary wipes in the fitness center. The place was just falling apart in terms of proper management from a resident perspective. The only bright spot throughout our experience was Jimmy from the maintenance team. He was always professional, responsive, and genuinely cared about residents. He consistently went above and beyond, and he deserves recognition for the excellent job he does. If management treated current residents with the same level of care that Jimmy does, this would be an easy five-star community. Instead, my husband and I left Mallory Square feeling undervalued and disappointed.

    My friend Juan and I recently moved into a new 2 bed, 2 bath apartment at Mallory Square Apartments, and we had an amazing experience thanks to Mia! She was incredibly helpful, kind, and professional throughout the entire leasing process. She answered all of our questions, made everything easy to understand, and made us feel welcome from day one. Moving can be stressful, but Mia made the whole experience smooth and enjoyable. We absolutely love our new apartment and are so grateful for all of her help. If you’re looking for a new place, definitely ask for Mia, you’ll be in great hands!
