I would not recommend Lakeside Villas Apartments to anyone. While the rent may seem cheaper than other places in the area, you truly get what you pay for, and I wish we had spent a little more to live somewhere else.
From the beginning, maintenance and management were a constant disappointment. We paid for pest control every month, yet pest control only actually sprayed our apartment once. The second time they came out, they walked in and left without doing anything. We also reported termite damage multiple times. After making repeated complaints with no follow-up, I finally called a third time and was told someone would be scheduled to come out. At that point, we were only days away from moving, so I told them not to bother because there was no point anymore.
The apartment itself always felt damp and musty. We asked maintenance more than once to look at the air conditioning because we thought it was contributing to the issue, but we were simply told to restart the unit. Meanwhile, mold started growing around the ceiling and even through the air vents. To make matters worse, people smoked in the apartment above us, and cigarette smoke constantly drifted into our apartment through openings around the plumbing under the bathroom sink that were never properly sealed.
Noise was another huge issue. You could hear every footstep from the apartment above because the floors creaked so badly. Privacy simply didn’t exist.
The pool area was one of the worst parts of living here. It regularly turned into what felt like something straight out of Project X. Large parties would take over the pool with loud music, drinking, and complete chaos. Beer cans and trash were left all over the pool area afterward, and it constantly smelled like stale beer. The pools themselves rarely looked clean enough to swim in, making them feel unsanitary. Management never seemed to do anything meaningful to address the ongoing problems.
The property itself felt increasingly unsafe. There were people riding three-wheelers through the parking lot doing donuts on a regular basis, making the complex feel chaotic instead of like a place to live. We regularly heard gunshots in the area. SWAT responded to the complex on multiple occasions while we lived there, including one incident where a helicopter circled overhead searching for someone. A neighbor’s motorcycle was stolen, and another vehicle was broken into. We never truly felt safe living here.
Communication with the office was frustrating. Getting someone to answer the phone usually took three or four calls. I requested documents multiple times that were never sent to me, and simple issues dragged on for weeks without resolution.
The final frustration came after we moved out. Our security deposit was never returned. Instead, we were charged an amount that just happened to equal exactly what we had originally paid. Part of it was listed as a cleaning charge, and the rest was supposedly a water bill of around $160, despite the fact that our monthly water charges had never been anywhere close to that amount during our entire lease. The total conveniently matched exactly what our original deposit had been, which felt extremely questionable. We left the apartment cleaner than it was found.
Overall, this was one of the worst renting experiences I’ve had. Between the poor maintenance, mold concerns, lack of pest control, termite issues that went unresolved, constant noise, the out-of-control pool parties, safety concerns, poor communication, and the way move-out charges were handled, I cannot recommend Lakeside Villas Apartments. Saving a little money on rent simply isn’t worth living somewhere you don’t feel safe or where management consistently fails to address legitimate concerns. Spend the extra money and find somewhere else. You’ll likely save yourself a lot of stress.
