The management is a little all over the place, and the apartment itself was falling apart. Something would break all the time and they don’t look like the ones that you tour. The managers are only nice when they are trying to make a sale once you’ve signed with them they don’t care about how they treat you. Overall, I did not feel very safe here as a young girl living on my own, and I ended up breaking my lease. There was also a ton of bugs. I think if you are older, this might be a nice place but if you are a college student thinking about living here, I would rethink and find something cheaper as well. I also put in multiple maintenance request about the stuff that broke and nobody ever showed up. I don’t ever want to put a business down or leave a review like this, but I feel like I should definitely say something because I wish I would’ve known this stuff before I decided to leave here. It just doesn’t uphold stuff that is important to me that I would’ve rather knew before I signed.
I failed to get his name, but the wonderful person who led me on the tour today was fantastic!! He was super helpful and inviting!! Genuinely everything you could hope for when looking for your new home. I also loved the property and the lakeside view is hard to beat!
I loved my experience! Jose was amazing—he explained everything in detail and made me feel very welcome. He was patient, answered all my questions, and made the process smooth and stress-free. The environment was clean and well-kept, which made me feel even more comfortable. I would definitely recommend asking for him if you’re touring!

My moving experience with Natalie was 10/10 she was helpful, she described what kind of apartment I would be getting helped me understand the portal and was just an lovely person to work with. I look forward to being a long time resident here at lakeside villas apartments. They have so many great amenities we can enjoy and such a beautiful lake with access to it! You don't get that in many places.

Firstly, I would like to note that many of the positive, AI-generated reviews here are either fake or from people who TOURED apartments but did not rent. Here’s the real story:
I personally have not met more people incompetent at their jobs then Rodger and Natalie, the managers of this facility. This property was built a long time ago and has not been updated since. Walls are paper thin (Neighbor sneezes, I say bless you thin). Appliances are older than me (2002) and amenities are often dirty and unmaintained. Parking lot is full of trash and abandoned cars.
My partner and I were due to move in August 25th at 2pm, according to the lease that both myself and management signed. At 10am the day of, I received a very pathetic call from Rodger informing me that my apartment was not ready and would not be that day. Great, I have a moving truck full of my stuff and nowhere to put it or myself for the night. Rodger told me that they needed to paint, redo the carpets, and clean (so turnover the whole apartment).
We finally get moved in on the 26th. While we are moving in, there is a third party company working on the floors. Also, the paint is still wet. But we only reserved the truck for a day and could not reserve it for longer without losing significant funds. The painter also painted over the port for our internet and ethernet so we had to wait several days to get our internet set up. There were several items in the closet that were painted over and impossible to remove due to the painter using what one would assume is super glue to paint our walls.
Since moving in, I have received notices from neighbors about their cars/motorcycles being stolen. I have called the police on my neighbors fighting/being rowdy several times. SWAT has been here more than once.
Our lease and internet addendum strictly state that we would be getting our internet ourselves through a third party. However, a few months into our lease, management sent out an email stating that I would automatically enrolled in spectrum internet services at the end of the month and would have to begin paying more. When I asked Roger why this was happening, he shrugged and said it was above him. Funny enough, Spectrum said that all he had to do was call and opt us out. One threatening legal email later, and we now have free wifi.
We frequently recieved communications that went against the lease that they wrote and executed. I constantly had to fact check them on what was legal and what wasn’t.
Dealing with maintenance and management has been a nightmare. Maintenance requests are often not fulfilled or marked fulfilled when no one has been by my apartment. The one time they did come, they entered our home after we told them twice that they couldn't. We have waited over a month to get a maintenance request fulfilled and when asked why it took so long we were dismissed. If I wanted anything done, I’d have to take time out of my day to go to the office and essentially beg for basic living conditions. The two woman who work the front office, (Brandi and Chantale) while kind, are not authorized to do anything but make phone calls to others. Rodger is sexist and makes uncomfortable jokes. If my male partner walked into the office alone, he would get what he needed far faster and with much more comfort.
As for fees, you are given a different breakdown than what you will actually be charged. A $1350 apartment will end up costing more like $1500 as they push all community fees onto residents.
You and your family would be far safer and content anywhere else. Paying nearly $1500 for an outdated, unsafe, and unmaintained apartment should be illegal..
