I wanted to wait to post a review for this place until i got a full gauge on what i wanted to say. I don’t normally post reviews unless i feel strongly - either positively or negatively - but this is the first complex that i have adored from the second i moved in.
Firstly; I have never lived in an apartment complex where leasing is so communicative and involved in helping with situations and/or questions. I absolutely adore Manuel and have consistently gone to him with any questions or concerns. He has never failed to assist and is unbelievably kind and understanding. I have seen people make statements on leasing being difficult to contact, but honestly i simply walk into office and all my concerns are addressed there and i walk away satisfied.
I was initially staying in a 2bedroom 1bath apartment before moving into my current 3bedroom 2bath unit. The complex is going through many renovations so some units are very new/updated such as the unit i am currently occupying, while some aren’t fully updated such as my previous unit. My biggest advice to that is to tour the unit you wish to stay in so you know exactly what you’re getting into. When I first rented, i toured one unit that i loved, applied for it online - from what i believed - and ended up getting a different unit that wasn’t in as great of condition. There were many damages from the previous owners that we weren’t expecting, but were not charged for when communicated upon upgrading the to 3bedroom. So again, make sure you are touring the unit you want.
My second point; the maintenance team. They are extremely fast upon repairs and amazingly sweet, i adore them. The current unit i am in had 4 doors that wouldn’t close all the way upon move in, and was immediately fixed upon request. Any complications or concerns have been immediately assisted with, even outside of maintenance hours. Very often I place a maintenance request one day, and it is either fixed that day, or the following day if it’s not as urgent of a fix.
Something that might help any of the younger, less experienced or lowER income individuals; The complex offers a payment plan instead of a security deposit in order to rent a unit which helped me tremendously since i needed to move out in a rush and didn’t have the ability to save for both a security deposit and first months rent. I believe i pay something around $8 each month as a security payment fund that you don’t get back upon completion of the lease. they do offer normal security deposits as well, though i cannot speak on that subject regarding move out since i chose the payment plan instead.
Thirdly is something that i see brought up often; which is construction of the amenities. The leasing building area has been in construction since before i moved in february 2025. Some see that as an issue, however i do not often use amenities so it doesn’t particularly bother me, plus the amenities fee had been taken off of my lease during construction times, so it’s not like they are charging you for spaces you cannot use.
As for neighbors, i have had runins with a few of them that haven’t been the greatest, but upon leasing (specifically Manuel) being involved, they were resolved quickly and to satisfaction.
The complex is surprising quiet for being right next to Semoran besides the occasional sirens and planes, and is extremely natural with much greenery.
If i was to make any complaint - which is so minimal - it would be to have the gates working and closed, but that was communicated to me due to residents not downloading the app to use it, so i understand that part.
I have encouraged many of my friends to move to this complex and would recommend to anyone honestly. it is a nice hidden community within orlando with a strong and communicative leasing and maintenance team.
