I've been tempted to write this review for a long time, but I keep waiting for management to act. I will keep this up here until changes are made.
Welcome to Orlando's newest homeless shelter! The lobby of the Evergreen Mills 50.
There is a long list of issues with this building--a list that seems to grow under new ownership and management rather than shrink. But, I only want to focus on the most important one: Resident Safety.
Every resident of this property knows that this building isn't secure. I won't go into detail here exactly where and how, but we all know it. It's been a problem for as long as I've lived here, 16 months, despite many of us complaining about it numerous times under old and new management/ownership.
When I moved in, I was told that a 'courtesy officer' lived on property and one could call the main number and be connected after hours to them. They were gone within a month after I moved in and never replaced. There is no security for the building. There is no emergency after hours number. You're just left to your own devices and 911.
Earlier this week, I observed a homeless man sitting in the lobby. I waited a couple of hours to see if he would move on. When I returned to the lobby he had moved into a study pod, removed his shoes, made himself at home, and went to sleep. I called OPD and had them respond. As simply a resident myself, I have no legal authority to trespass him. I woke him up and told him he needed to leave. He said he would not. When the police came, the officer spoke with him at length and he initially refused to leave. The officer convinced him that he would call the property manager and have him trespassed and arrested. Note: that was a bluff as the officer has no one to call. But, convinced he would be arrested the man decided to move along.
This story is not an anomaly. It isn't rare. This is not even my first experience of a homeless guy sleeping in our lobby. People that do not live here have been found in the gym, using and sleeping in the lobby bathrooms, squatting in an unlocked utility closet on a residential floor, and more.
I am over this BS. It is time that the 'new' ownership (6 months now) of this property hold up their end of the agreement. We all pay our rent to live here. We deserve a safe & clean property, with working amenities, and some security solution for our money.
I also emailed the CEO of Pegasus Management a few days ago with no response yet. I hope they figure it out and do the right thing soon.

Tl;dr- I lived here for 18 months, do not move here. The main issues are beyond what management can resolve.
Before we even moved in, our unit already had an AC issue. Given there was a 2 week gap from when we signed and moved in, it was fixed, but only if we realized it was a sign for what came next.
I spent 13 months battling with AT&T and management (every iteration of them) to get my ethernet plugs to work. In my line of work, I needed to be directly connected as Wifi was not sufficient. I lived in a "live-work" on the first floor for reference.
Up until the last day we lived in our unit, our ethernet issues were never resolved. I ended up having to spend money out of pocket for a placeholder solution until we moved out, none of which was reimbursed by the way. ATT will not help the tenant and tell you management has to call. When management calls, ATT tells them the tenant has to call. When we got on a 3 way call, they said they weren't the team to fix the issue which was a power unit issue that was never installed in the first place.
Then came the AC issues maybe 3 months living there. The way the building was constructed was that condensation pipes for the AC are aligned in each floor. Meaning the lower floors will clog up and it will force the AC to stop working entirely for those units. I was in one of these units. Every other month we had to get maintenance to drain our AC unit so it would work again.
Then came the electrical problems - our building had a power outage one night and our unit was one of the few that never got power back in the "work" side of our apartment. It took the electrician 2 weeks before they could look at it. After 3 days of repairs and investigating, they hit us with bad news. The wiring in the work side of the unit was improperly connected. They either had to completely tear down the wall and reinstall it correctly or use a placeholder and jump power from another source in the apartment.
They chose the latter. With that came power outages every 4-6 weeks. Horrible experience.
This coupled with rotating managenent (the amount of turnover the management office had was insane, I don't think any one person worked there for more than 4 months after the main team left) and having to repeat alllll of my issues to them = bad experience. There was no log of issues kept for the apartments.
The other issue with living on the first floor - ants everywhere. Pest control never came when you put your name down on a list (every Tuesday). Only once out of 16 times did they ever come. So I had to take matters in my own hands, spend my own money for preventative infestation for our unit.
There's zero parking enforcement, anybody and everyone just took up our visitor parking spaces that didn't even live there.
Management had changed at least 4 times since living here. The office admin team turned over even more than that. With each change, things got worse and worse. There was a 2 month stretch where garbage was only taken out twice. It was absolutely filthy. The pool wasn't cleaned in that same span.
You know it's bad when THREE different maintenance teams comment that they've never seen an apartment building constructed this way and didn't understand why it was.
The issues stem from upper management, especially after it got sold to Pegasus. I spoke with one of the regional managers about my issue and they proceeded to not only disregard my complaints, they gave me our renewal lease with an almost 10% increase 1 week later. What a POS move. That was my last straw. This is one of the most expensive buildings in a 5 mile radius with the highest cost per sq ft. It is not worth it.
Many of the "locked" doors never actually closed, so during winter and hot summer days, some homeless people would hang out by that area so could come in and get away from the weather.
They started charging for the free coffee perk.
Only positive things I can say is the gym.
They also incentivized for 5 star reviews. Don't believe any 5 star reviews from December 2025 - March 2026

Recently moved to this complex and from the moment I came in for a tour the experience has been amazing! Jordan showed me the complex & was so knowledgeable & nice when answering my questions. Everyone in the office is super friendly, the amenities are always clean & well kept. The cleaning & maintenance staff is always available & willing to help. Love this place so much!

I moved in yesterday and had such an amazing experience thanks to Merci and, I believe his name was, Charles. From start to finish, they made what could have been a stressful process feel easy, smooth, and honestly enjoyable. They were both incredibly helpful, patient, and on top of everything; answering all of my questions, guiding me through each step, and making sure nothing was overlooked. What really stood out to me was how much they genuinely cared. It didn’t feel transactional at all. They took the time to make sure I felt comfortable and confident throughout the entire process. Moving can be overwhelming, but they created such a calm and welcoming environment that it made all the difference.
