I recently came in for a tour at Aperture and was really impressed with everything the community has to offer. The staff was incredibly friendly, welcoming, and patient throughout the entire process. They took the time to answer all of my questions and never made me feel rushed.
One thing I especially appreciated was how transparent they were about pricing and fees. They thoroughly explained every cost associated with living there, making sure there wouldn’t be any surprises down the line. It made me feel much more confident and comfortable with the leasing process.
Overall, the atmosphere was great, the amenities were impressive, and the team made a lasting positive impression. Brianna at the front desk is always very kind and helpful whenever I call needing assistance. Definitely worth checking out if you’re looking for student housing in Orlando

New management at aperture has been great I saw people posting reviews and including things that are in the past which I don’t think is fair towards the staff or the current management that took over. Previous management had this place flipped upside down and now that they are gone there has been nothing but good changes and amazing organization. Thank you especially to Gabriela for being so nice at the front as well as Alex, Brianna, and Jaiden they are always so helpful!

Aperture has been nothing short of an amazing student living experience for me. Despite some early hiccups that comes with any brand new building, the staff and maintenence have been alert and attentive for anything and everything. For example, when moving stuff from my car to my apartment on the third floor, one girl from the building staff, Bri, had saw me making multiple trips and decided to help me out despite having no obligation to do so. Pairing the sincerity and consideration of the staff with the very affordable floor plan options and countless ammenities, Aperture is the best student living option in my books!

Aperture is one of the worst apartment complexes I have lived at. I moved here from the accolades and I regret it everyday. They have lied about numerous amenities like the garage gate and the ev chargers.
When we moved in the floors were extremely dirty with dried glue everywhere. The appliances fail extremely often. Our breakers constantly trip and we cannot use our dishwasher, washer and dryer, our ac, and sometimes our living room tv. Even when they supposedly fixed the breakers we continue to have problems. I have moved into new apartments twice before and I have never had problems like this. I suggest looking at accolades or the nine before you ever decide to move here.
Update: I have lived here for a year and it has been terrible. Management has somehow gotten worse. Went to the front office the other day and the guy at front went to hide in a room for 15 mins instead of answering my questions. Our ac has continued to go out randomly leaving our apartment at 80 degrees throughout the night 3 times now. I pay for a reserved spot and I’ve had times where someone parks in my spot and I can’t do anything about it. The ev chargers are constantly full of cars that are not electric. This place has been awful since day one.

I'm not sure why I'm seeing reviews of people who haven't even lived here yet and have only toured. As someone who leased here for the past year, STAY AWAY! My list of grievances with this apartment is long.
When we first moved in, 2/4 of my roommates had plumbing issues for weeks and they informed us that the pipes installed were "too small" and had to be replaced. For a place that's upwards of $1000 a month, they should not be cheaping out on materials. Throughout my entire leasing period, we've had issues with the breaker constantly turning switches off. Atleast 3-4 times a week this would happen and sometimes it would be the water heater and you wouldn't realize until you got into a cold shower. Side note, the shower doesn't get very hot anyways. They said they replaced our breaker, but it continued to have issues.
The staff are incredibly rude with the exception of Arianna, she is genuinely very sweet. but most of them look at you with disgust and annoyance whenever you approach them about an issue. The mail system, Luxor, doesn't work 50% of the time and your mail has to be picked up from the leasing office.
Don't even get me started on the stupid system to get into your apartment, completely absurd and takes atleast 10 seconds to unlock. If someone was chasing me I wouldn't stand a chance getting to safety. They finally issued us fobs over 6 months after moving in.
The guest parking is $8 and they have barely any of it. There's been MANY times my friends have tried to come hangout and there is no guest parking. I guess it's good if you want to lock in cause no one can ever come over!! They also have a tiny parking garage and not enough parking even for the residents, forcing some of them to park outside.
It's incredibly loud at all times because of traffic, dogs barking, and people being inconsiderate, but this is something I somewhat expected. They have a private shuttle but it only goes to/from campus once every hour instead of constantly running like other ucf shuttles. This means if you have a 7AM, you need to be on the shuttle at 6AM if you want to be on time. Also the shuttle tracker basically never works.
I know this goes for most student housing, but they are only concerned with making as much money as possible. One of my friends signed for a regular 4x4 plan, but her and her roommates were given a pool view, top floor room that they had to pay extra for. When they complained, staff said this was written in their lease as a possibility. Super shady!!
They also are extremely pushy in asking you to renew. When I say they call and text you almost daily I mean it. They advertised the lowest price for renewals as 1029 or something similar a couple months ago. Two of my roommates renewed at that price because they believed their renewal period would end because THATS WHAT THEY WERE TOLD REPEATEDLY. The same floor plan is not dropped down to the $800 range for new residents and my friends are stuck paying $200 more every month because they were pushed to renew. They know that students are inexperienced and take advantage of this and it's extremely scummy.
IF YOU DIDNT READ ANYTHING ELSE PLEASE READ THIS. Aperture is not worth your money in any aspect. There are apartments closer to campus, with better staff, renovated buildings, etc. Please do your research and do not sign here. It might be aesthetically pleasing, but that's the only good aspect about it. Do not get fooled by the tour, please look into reviews of people who lived here. The maintenance issues alone should be a reason to avoid this place.
Also I've been seeing Apertures replies to all the negative reviews and it's all such bs. Not everyone writes reviews off of their official email accounts, so saying stuff like "we haven't received a maintenance request since August" is absurd. And "we take your concerns very seriously". You guys have said that for months. Maybe use the time you spend on damage control actually making the property what you claim it is.
