  Our experience at Viva New Smyrna has been a mixed one. The pool and overall facilities are great, and there are definitely things about the property that make it an appealing place to live. Unfortunately, the biggest issue has been communication and management. There seems to be a consistent pattern of over-promising and under-delivering. We were told about several improvements and amenities that either took much longer than expected or never happened at all. When issues arise, it often feels like responsibility is passed from one person or department to another rather than someone simply taking ownership and communicating honestly with residents. The dumpster situation has also been frustrating. It regularly becomes completely full and overflowing, which is disappointing for a property of this size and quality. There is a lot of potential here, and the facilities themselves are really nice. But good amenities can only go so far when communication, follow-through, and accountability from management are lacking. If management could improve in those areas and do a better job of setting realistic expectations and following through on commitments, this could be a much better resident experience.

  We toured with Harmony today and she was absolutely amazing! Provided all the information necessary and made sure to ask if we needed to take more pictures/videos for our reference later on. The manager, Ashlyn, was also great. We hope to be back to apply soon.

  The apartments are like apartment homes! The facilities are great and an awesome place to live. The application and approval process was easy and quick. The reason for that is the customer focused salesperson - Ashlynn and application processor- Nikki! I asked for ASAP and we got it! Highly recommend!

  Brand new and amazing! Ashlyn has always been so welcoming and making sure everything is perfect for us residents. I saw her with her son cleaning the pool first thing in the morning on her day off and I had to go on here and give them the 5 star they deserve mostly led by herself!!! The pool is resort style and the gym is brand new and fully equipped. Love living here!
