    I recently stopped by the office to take a quick look at a couple of 2-bedroom townhomes, and I had such a wonderful experience! Marisol and Angelica were incredibly helpful, attentive, and polite. They provided me with accurate pricing information and estimated move-in dates and took the time to assist me with everything I needed. I truly appreciated how welcoming and knowledgeable they were throughout my visit. Keanna, the manager, was also so sweet and welcoming. She even offered me refreshments while Marisol and Angelica were assisting me, which was such a thoughtful touch. Overall, it was a great experience, and these ladies definitely went above and beyond to assist me. I truly appreciate all of their help and kindness! Thank you again, Marisol, Angelica, and Keanna! You ladies were amazing!

    The agents and managers dragged out my application for 5 days, the resident verify screening report came back great and passed. Credit report score 783 passed. Income 6x rent- passed. Perfect rental history. $12,000 credit card limit with only $300 balance. No criminal history. After 5 days they wanted a co signer. What a joke. This company just scammed me out of $130 in application fee's and $250 to hold the town home they hold for 30 days...Take my money day 1, hold my deposit for 30 days. No wonder they have so many empty townhomes. I give them a zero /No Stars / Scam Artists

    I would not recommend living here, especially for the amount of money you pay. I have lived here for three years, and during that time the entrance gate essentially did not work at all until just last month. For a community where residents are paying this much, having a nonfunctioning gate for that long is unacceptable. There are also constant inspections throughout the year, which becomes frustrating and disruptive. The condition of the property does not match what I would expect for the price. The drywall in my apartment has areas that appear to have mold and look like they have simply been painted over multiple times rather than properly addressed. The shower in the primary bedroom also appears to have been coated with tub-and-tile paint instead of being properly cleaned or professionally refinished. The property itself needs more attention. There are broken tiles around several apartment buildings that have not been repaired, parts of the clubhouse roof are damaged, and dog waste is constantly left throughout the community. There are also children regularly playing in the roadway, which can become a safety concern. Another frustrating issue is the monthly AC filter fee. Residents are charged this fee every month, but the filter is not actually delivered to you. You have to physically go to the clubhouse and ask for your AC filter. The clubhouse is only open from 10 AM–5 PM, Monday through Friday, which is extremely inconvenient for anyone who works during normal business hours. If I am being charged a mandatory monthly fee for an AC filter, I should not have to rearrange my schedule just to go pick it up. The amenities are also disappointing. They are not available 24/7, and during nighttime hours only part of the fitness area is accessible. For what residents are paying, I would expect better access, upkeep, and service. I will give credit where it is due: the maintenance team responds to repair requests very quickly, and that has been one of the better parts of my experience. Unfortunately, my experience with management has been different. Responses are often delayed, and when you do receive an answer, it can feel more like an attempt to end the conversation than a genuine effort to address the concern or find a solution. After living here for three years, I can confidently say that the overall experience does not justify the cost. Between the condition of the apartments and property, the gate being nonfunctional for nearly my entire residency, frequent inspections, limited amenity access, cleanliness issues, the AC filter situation, and poor communication from management, I would not recommend this community.

    I would strongly caution anyone considering Amberton Townhomes in Naples to look very carefully before signing a lease. Please be aware of BLACK MOLD in ALL UNITS! Look at court documents and other residents feedback that they have won. We decided not to go to court because this property does not deserve our time. Our time is more valuable than money. equires safety, service, accountability, cleanliness, enforcement of rules, and respect among residents. In our experience, Amberton failed in those areas. The gate barely worked for years. During the majority of our residency, the property remained openly accessible, despite repeated promises that the issue would be addressed. The Amazon package room door also stayed unsecured for an extended period, creating another access point where non-residents could enter and go directly to the gym and pool. A couple of our packages went missing, I would raise it and no reply or follow up from Marisol. Community rules were rarely enforced. Parking overflow became a constant problem, with cars blocking sidewalks and forcing people, including children, to walk in the street. Some parts of the community looked more like an overcrowded parking lot after 6:00 PM than a residential neighborhood. There were also ongoing concerns with marijuana use, visible drug-related activity, frequent police presence, overcrowded units, residents not picking up after pets, and trash being dumped in preserve areas. These issues were brought to management’s attention multiple times over the years, yet meaningful action never followed or even writing back to my emails! The high turnover in management and staff speaks for itself. Every time concerns were raised, there was either a promise, a new person in charge, or no follow-through.

    Our family lived at Amberton Townhomes in Naples for over four years, and unfortunately, the community has changed significantly during that time. When we first moved in, Amberton was promoted as a luxury townhome community. In our experience, that standard has not been maintained. A luxury community should reflect more than amenities or a resort-style pool. It should also offer consistent management, enforcement of community rules, safety, mutual respect among residents, and a well-maintained living environment. Over the years, we raised multiple concerns with management regarding safety, lack of policy enforcement, and overall living conditions. Despite repeated assurances, meaningful follow-through was limited. Some of the most concerning issues included a community gate that remained nonfunctional for the vast majority of our residency, visible drug-related activity on the premises, frequent police presence, parking overflow that regularly blocked sidewalks, and non-residents accessing amenities through unsecured areas such as the Amazon package room. The Amazon package room door remained unsecured for an extended period, and one of my packages went missing. Non-residents were also able to enter through that access point and use the gym and pool. Parking became another major safety concern. Vehicles regularly blocked sidewalks, forcing pedestrians, including children, into the roadway. This became especially concerning during school bus drop-off and pick-up times. The issue was raised with the office, acknowledged as a safety concern, and still no meaningful action was taken. Throughout our residency, we always paid rent on time, maintained our unit with care, and respected the property. However, the lack of consistent enforcement and the continued decline in community standards made the environment feel no longer aligned with what was originally presented to us. We ultimately made the decision to move out. We stopped using the amenities and attending community events because the environment no longer felt appropriate or safe for our family. Amberton may have the appearance of a luxury community from the outside, but our experience did not reflect the level of service, safety, oversight, or resident care that should come with that promise.
