I rarely leave reviews, but I feel it’s important to share my experience at Terrazul Student Housing.
I originally signed here in August 2024 because of the advertised “luxury student living” and amenities, including a dog park and modern living spaces. It was also perfect since it was right across the street from my school. Unfortunately, several key amenities were later removed, including the dog park, which was one of the reasons I chose this community, and it was never replaced.
On May 5th, 2026 , my apartment experienced significant flooding due to plumbing issues, and I was told by maintenance/contractors that "it would be best" to vacate the unit within the next 4 hours due to repairs that needed to be done. Since then, the unit has remained unlivable. I asked for relocation assistance and I was told that they had to wait for the report on the damages before relocating me. Therefore, I made the decision to pack my things and move everything to the back as advised by maintenance and had to drive home to west palm with my ESA in the middle of the night with no assistance. There was also another resident who lived next to me who was asking for assistance on relocation at the same time as me and they weren't doing much to help him either, meanwhile his apartment was worse than mine, he was suffering INCHES of water in his apartment. All they kept telling us was you have to wait. The next day May 6th, 2026 I received an email stating I didn't require a relocation to another unit because my unit didn't have as much damage, yet the whole front half of my apartment flooded and water was seeping up through the cracks of the floors, posing a huge risk for mold infestation. This was all insane to me because what I came back to after Mother's Day weekend would've left your jaw on the floor. (Attached are photos of what I returned to after Mother's Day Weekend). They left my apartment a wreck, dirty, and unlivable. To add to this, they only ripped out the baseboards and did nothing to fix the actual flooring itself which still poses a huge risk for mold infestation. I have never felt so mistreated in my life and these people have ZERO consideration for their residents. And as of today, May 27th, 2026 , there has still been no resolution that allows the unit to be occupied again.
Despite not being able to live in or use the apartment since May 5th — including my assigned parking spot — I am still being charged full rent and additional fees. This has been especially difficult as a full-time student/new graduate and night shift healthcare worker because I'm the one working hard to pay for this place and then all of this happens. I had to call out of work and was practically forced to move back to West Palm Beach, resulting in a long commute to work. I no longer felt safe living in my unit nor did I feel comfortable leaving my ESA in the unit.
Communication throughout this process has also been very inconsistent. Several emails, calls, visits to the leasing office and still nothing has been resolved. I recently called for an update and was told the community manager was unavailable to speak with me, despite previously being informed that all communication would go directly through me instead of my mother.
There have also been ongoing concerns with maintenance response times, changes in package handling systems, and added monthly fees that were not clearly explained at the time of lease signing/renewal, yet I still paid anyways with no complaints because I didn't have any other choice. But this was the last straw. This is where I speak up because I don't want anyone else to experience what I had to go through the last 2 years. On campus housing at FIU was a better experience than Off-campus housing at Terrazul. Please do not waste your time or money.
Overall, my experience has not reflected what was originally presented when signing the lease back in 2024. I would encourage anyone considering living here to ask very detailed questions about fees, amenities, and maintenance response times before signing.
