    Audubon Oaks is a beautiful apartment complex. But what makes it so special is their maintenance team. If you need anything at all, they are there within moments. They have a smile on their face and are ready to solve the problem. My air conditioner went out on one of those hot nights. They came immediately. It was not repairable so they brought a standalone unit in my room so I could sleep comfortably through the night. They arrived early the next morning and got things done. I couldn’t say better things about them and they show so much respect and kindness to the residence. Professionals is what I would use to describe them. This is my new home and I would recommend it to anyone Mary Peacock.

    I rented a two bedroom two bath split plan apartment for my daughter when she was in college. And it was a wonderful experience. She was on the second floor. We loved the screened in balcony that overlooked the golf course. The management was very kind when my daughter graduated from college she decided to move home from Lakeland to Alachua. I was glad to have her home but sad to see her done with College.

    The only reason this isn’t a one-star review is the maintenance team. If they could be rated separately, they’d get five stars without hesitation. They’re consistently helpful and professional, and Russ in particular is the definition of an excellent maintenance technician and a genuinely stand-up person. Unfortunately, that’s where the positives end. When my family and I first moved in, this complex was genuinely great. Management made an effort to create a welcoming and comfortable place to live. That version of Audubon Oaks no longer exists. In just 2–3 years, there have been nearly five different property managers, which says a lot on its own. Things declined noticeably under the most recent management. Trash frequently piled up, and groundskeeping was scheduled at extremely inconvenient times, sometimes as early as 7–8 a.m. Mandatory inspections have always been a policy here, which is baffling given this is not Section 8 housing. They are incredibly disruptive, offer little flexibility, and feel unnecessarily intrusive. On multiple occasions, people entered my bedroom early in the morning while I was still sleeping. The overall environment became heavily micromanaged—not in a way that benefits residents, but in a way that creates constant stress. That’s frustrating considering rent is paid for a place that’s supposed to feel secure and comfortable. I also know multiple current residents dealing with ongoing pest control issues. They’ve been told by the complex’s pest control provider that there “isn’t anything they can do,” yet residents are not allowed to contact another company without management approval, which is routinely denied. This has left people stuck with unresolved pest problems and has become a genuine quality-of-life issue. Getting an Emotional Support Animal approved was another nightmare. Even with all proper and legally valid documentation, the process was dragged out with unnecessary obstacles and delays. I had planned to stay another year (through 2026) to save money, but that became impossible when management refused to renew our lease due to unfounded accusations of package theft involving a family member. It was clear the property manager didn’t understand how the mandatory package system works. Instead of enjoying the holidays, we were forced to move during Christmas and New Year’s. These incidents weren’t isolated experiences. For example, a friend was charged $75 to replace an RFID gate tag despite the lease clearly stating the fee is around $20—until they physically showed the lease with the fee highlighted. As I said at the beginning—just don’t. This place was once beautiful and truly felt like home. I can no longer recommend it to anyone.
