  I cannot give enough thanks to Emerald Waters. Their staff in the office Mike and their maintenance team with Mimi there have really made our stay from an apartment to a home. If you ever need anything, questions answered, concerns with something not working they are on it. Consistently updating the premises, I will say is sometimes a bit inconvenient but all for the better. Sad to see our stay end, but happy for a new beginning. Unfortunately, I don't have any photos to share, you will just have to go on a tour.

  The only reason this place isn’t getting one star is because of James himself. He is humble, kind, and patient. He was gentle with us throughout the entire application process. Unfortunately, his co worker ,Perry, was a desperate salesmen and went behind everyone’s back and gave our planned on apt away. Which doesn’t make sense because before we left , all of Perry’s applicants were bidding for an apt that was open on 8/17. The one we wanted was open 9/1. James let us know we had to wait to hear back from corporate and that there was no one applying for this apt, bc otherwise we didn’t want to waste money on applying if this apt was already promised to someone. However, Perry -the same day btw when everyone left for the day- gave the 9/1 apt to someone who applied for the 8/17 apt. Perry was there the entire time so he 100% knew which apt we were applying for. I even called Perry (bc James was gone for the weekend) to ask does it matter which apt I click on to fill out the application bc the 9/1 apt was no longer showing up on the link james sent. He said “no”. YET IT QUITE LITERALLY DID AND HE 100% KNEW THAT. I’m realizing now, when I left he must have given a heads up to someone and told them to come put the deposit down on it. James ended up calling us Monday morning(as this all happened on a Thursday and we applied within 1hr of going to the front office on that same Thursday at home with the link) & asked us why didn't we choose the 9/1 apt we discussed & I explained that Perry literally said it didn’t matter which apt you clicked on to apply. Not only is Perry a desperate liar, he’s also comfortably unprofessional as he eagerly disrespected the corporate office in front of us while meeting with James. Another employee had to come out to try to clean up what Perry said. Then James being the professional asked them to not discuss the issue in front of us. He also feels the need to speak loudly while James is on the phone. Him and another lady were laughing as I was explaining to James my problem. What’s funny is this review & how many of them are mentioning you. Its sad bc even if someone came in and applied after us, they still wouldn’t have gotten their application looked at before us. So 1000000% Perry quite literally played in our face. Now, I’m waiting on my application fee refund. Apartments & land are beautiful tho. If you respect yourself go to James. If you’re ok with lying to ppl in their face, go to Perry.

  I had such a great experience with the property manager James at the club at Emerald. His customer service was truly amazing from start to finish. He took the time to show me around the property, explained everything in great detail, and was incredibly patient with all of my questions. He made sure all of my needs were addressed and went above and beyond to make the experience smooth and comfortable. It’s clear that he genuinely cares about providing great service and making sure his tenants feel taken care of. I really appreciate his professionalism, patience, and attention to detail. I highly recommend working with him if you’re looking for someone who is knowledgeable, helpful, and truly committed to making the process a great experience!

  I’ve been speaking with Perry at The club at emerald waters office. He’s amazing. Staff is nice. Pool area is clean and they have a clean sauna room, the amenities are great! Nice units that’s spacious. Will be applying for my stay. and also reasonable pricing. especially living in south Florida

  I had a pretty disappointing experience with the leasing agent, Perry. I had spoken with him over the phone beforehand specifically about touring a studio, and I was under the impression that I would be able to see one when I came in. When I arrived, I was told that there was only a one-bedroom available to show. I completely understand that the studio I was interested in was still being prepared and wouldn’t be ready to physically tour until closer to its availability date. However, that information could have been explained over the phone beforehand, which would have saved me a trip. I was also only shown pictures of the studio rather than being given any alternative options to get a better idea of the space. What bothered me most was the way the situation was communicated. When I asked for clarification about whether I would essentially have to submit an application before being able to tour the studio, Perry responded with, “Well, don’t say that because that’s not what I said,” rather than simply clarifying what he meant. I found the tone unnecessarily defensive and unprofessional. There also didn’t seem to be much effort to offer alternatives when discussing possible dates to come back. I understand that leasing offices have specific schedules and that certain units cannot be shown while they are being prepared, but I would have appreciated clearer communication and a more helpful attitude. We also asked about maintenance and how quickly maintenance requests are typically handled. My dad mentioned that he works in maintenance himself, simply as part of the conversation. Perry’s response came across as very dismissive, almost like a “okay, good for you” attitude. It was another small interaction, but combined with everything else, it really added to the overall impression I got from the interaction. I also noticed another review mentioning that Perry was disrespectful, and after my own experience, I unfortunately 100% understand and agree with that person’s experience. Overall, the experience was a complete turn-off for me. The issue wasn’t that the studio wasn’t available to tour—the explanation for that actually made sense. It was the lack of communication beforehand, the dismissive tone, and the way basic questions were handled that made me decide I wouldn’t feel comfortable moving forward with this property.
