Unfortunately, administrative and maintenance policies make living here far more stressful than it should be.
Maintenance Delays during Emergencies: My AC was out for four full days during Florida heat. Multiple emergency requests went completely unacknowledged. When maintenance finally responded, it took several temporary fixes before a permanent solution was applied. Management offered no real apology or compensation for leaving a tenant without AC in peak summer heat.
Predatory Administrative Fees: Management delayed my lease signing until after office hours on a Friday, making it impossible to finalize my utility setup before the weekend. Despite this delay being on their end, they charged me a $111 penalty fee. After weeks of pushback, they only offered a partial $50 credit, profiting off an administrative delay they caused.
Restricted Amenities: Common amenities (gym, pool) are strictly tied to office hours—there are no key fobs or after-hours access. For anyone working standard hours or long shifts (like healthcare professionals), the amenities are functionally inaccessible. To make matters worse, Sunday office hours were recently eliminated, removing the one day many residents could actually use the facilities.
Hostile Guest Parking Rules: Guest parking requires a physical pass obtained in advance during office hours. If a guest comes over spontaneously in the evening, they risk getting towed. For an area where parking space isn't scarce, this policy is unnecessarily strict and restrictive.
Verdict:
Beyond these major issues, minor repair needs (broken dishwasher, clogged drain upon move-in) remain unaddressed because communication with maintenance is so exhausting. This community has great potential, but management urgently needs to revise its resident policies and emergency communication.

I want to love this place but management makes such baffling decisions that I have to share my experiences in hope that they will listen and change their ways.
First of all the positive: The inside of the place is nice for Fort Pierce. Marble counters and chrome appliances and vinyl flooring is nice.
Now the negatives:
1. My air conditioner was broken for 4 days despite reaching out to maintenance multiple times. There was no answer from anyone. It was my living hell with how hot it got. By the time they got too it they only temporarily fixed it for several hours/day before finally fixing it permanently. They did very little to apologize and offered nothing to make up for them ignoring my emergency requests for help in the first 4 days.
2. When I moved in on a Friday, management delayed the signing of my lease to after office hours such that it was literally impossible to set up my utilities due despite me making every attempt to frantically get everything set up in time. Despite this being the fault of management for delaying it, they nevertheless charged me $111 of penalty fees that they themselves pocket for me not setting up my utilities in time, even though I still payed for the utilities themselves during that period after the fact. After going back and forth for several weeks which was infuriating because they were resisting me every step of the way, they offered $50 for partial credit as if it was such a big ask, and they just profit the rest of the money for their own mistake that they made.
3. The amenities are not open outside of office hours. This is crazy because if you have a normal job, or like me who works 6 days/week at the hospital, you can literally never use the gym or pool except the occasional Sunday that I get off. And then yesterday when I finally wanted to use the pool on my day off, I come to find out that they are now closing office hours on Sundays, so now I can literally never use the amenities. Most apartments give residents a key fob or something to open the amenities after hours, but not this one.
4. They don't allow guest parking unless there is you get a parking pass ahead of time. So if you want make a spontaneous decision to have a friend come over in the evening after office hours, their car will get towed if they stay too long. It's not like we are in a major city center where parking is scarce. Why are they so strict about this?
Like I said I want to love this place because the inside is nice. I have minor issues like my bathtub drain was clogged form day 1, my toilet basin often messes up so that the toilet will run unless you flush it a certain way, and my dishwasher does not work at all. I'll hopefully get these fixed but I'm honestly so exasperated from the Air Conditioning maintenance emergency that was so poorly handled I need to time to calm down before I engage with maintenance again.
This place has the potential to be great. But they need either new management or a serious reworking of their policies to improve the quality of the life of the residents. I hope management takes this too heart and makes some changes.

Living at Portofino Landings was an excellent experience.The office staff and maintenance crew provided excellent customer service.They were very helpful and always responded to our needs in a timely manner.In addition, the neighbors were very nice and friendly.I believe Portofino Landings is a perfect place to live.

The place was roach infested so we had to bomb the place and go stay at a hotel for the first 3 days before we move in. We notified the property and the manager was downplaying the whole thing it’s as if she couldn’t care less. And that’s just one issue among many. But yeah overall experience has been disappointing but the place is nice and has potential with the right management team.

Everything was great including the two bedroom apt.The clubhouse was spectacular. The surroundings was very quiet and clean.The young lady was helpful and knowledgeable. I hope and pray to be a resident soon. If I can't get in, you need not miss out on this gem of apt.
