    This community has absolutely terrible management. Before you sign the lease, they speak to you politely and make it seem like everything will be easy, flexible, and reasonable. They tell you what you want to hear to convince you to sign. Once the lease is signed, everything changes. After you move in, they start creating or enforcing rules however they want, and suddenly things you were told were allowed before signing are no longer allowed. When you question it, you get ridiculous explanations like, “That’s not what we meant,” or “It actually works this way,” just to limit your rights after the fact. The management team is extremely difficult to communicate with. They do not treat residents with respect, avoid face-to-face conversations, come up with excuses not to meet with you, and sometimes take around ten days just to reply to an email. Even basic services become a problem. For example, although you pay for trash service, they can make an issue out of having more than one bag, the type of bag you use, or even how the bag is tied. They constantly find small and unnecessary reasons to make residents’ lives more difficult. From the moment you move in, the problems begin. Rights and expectations that seemed clear before signing suddenly change afterward, and management always seems to have an excuse ready to justify it. In my experience, this is a terrible place to live and I would strongly recommend not signing a lease here. Management appears to target certain residents over minor issues, issue penalties for ridiculous reasons, and put people in situations where they feel forced to pay unnecessary charges. They advertise incentives such as three months free, but after living here, it honestly feels like they find other ways to make that money back through fees, penalties, and constant rule enforcement. In short, I feel completely misled by the way this property was presented before signing the lease. I would never recommend this community based on my experience.

    Is very sad to give one start to this community but it really deserves cero. If you’re thinking of moving to this community and care about amenities move on. Seems like the landlord is desperate to save money because occupancy is not what they expect so residents have to pay it off. The AC at the gym is never turn on, is just a choice not to put it to work, so is a nightmare to workout when we have almost a 100 degrees everyday… inside of the gym is even hotter than outside. Pool area forget about it, you can’t seat on any chair or lounge chair because all of them are broken, same with umbrellas. Pool is dirty and sandy and gates are always an issue. Very very poorly treated. Maintenance people are very nice but they do what they can. Landlord don’t study very well the complex investment and they’re trying to save every penny is ashamed.

    If I could give zero stars, I would. I applied for an apartment here and paid a $500 non-refundable application fee. The property uses a third-party vendor for income/employment verification that only accepts auto-linked paystubs or bank data through Plaid — no manual review option. This limitation was never disclosed to me before I paid. Had I known manual review wasn't available, I could have checked with my employer's payroll system and my bank beforehand to see if they'd connect to the vendor's automated process. I never imagined my application could be denied over a technical connectivity issue rather than my actual qualifications. My paystubs couldn't auto-link because my employer processes payroll internally, and my bank doesn't support Plaid. I have a stable, well-paying job with a global company and decades of work history — verifying my income should never have been an issue. I provided extensive alternative documentation (pay stubs, bank statements, a formal employer verification letter, and offered direct employer contact), but the vendor refused to accept any of it. I called, texted, and emailed the leasing office repeatedly asking them to manually review my documentation. I received no response. Eventually they emailed to deny my application with no explanation. When I asked why, and whether anyone had actually manually reviewed what I submitted, I never got an answer. I requested a refund multiple times in writing. They collected $500 and never performed the service that fee was supposed to pay for — it feels like they simply took my money and gave nothing in return. If you're considering this property, know that their verification process has no real fallback for legitimate but non-standard employment/banking situations, that limitation is not disclosed upfront, and their customer service is VERY difficult to reach once they have your fee.

    The reviews of these apartments are unreal. I was looking for an apartment and thank you everyone for stearing me away from all the agony so many of you have gone through and are still going through. Reviews are a savior! Much appreciated!

    Dishonest management & deposit theft. Renters beware: Portofino Vineyards will steal your security deposit. I moved out and handed over an apartment that was cleaner and in better shape than when I received it, yet they kept 100% of my deposit money. They are quick to take your money, but when it comes to honesty and returning what is rightfully yours, they fail completely. Terrible management and greedy practices. Look elsewhere!
