Terrible. My grandmother rents one of their homes & their hot water heater that's 14 yrs old broke. It's been 5 days and they keep saying the repair man is in the way. If you value your life and well being, I would avoid this company. They don't care about the resident, poor customer service, and lie after lie.

Honest review: I have had multiple problems with this company since my lease began (1 year ago). This company is very cheap! Yes, they will come out and fix things BUT in a very cheap way..think of a bandaid fix. They will also nickel and dime for every little thing. Customer satisfaction is not a priority; only getting paid monthly. I do not recommend unless you want to deal with headaches from them and them constantly telling you they can’t do this and that when they actually could.

My experience with Progress Residential has been one of the worst rental experiences I’ve ever had. It feels like they look for every possible opportunity to charge tenants additional fees. Be prepared to pay for far more than you expect.
I was shocked to be charged for what they called the “last month’s rent,” even though I paid my first month’s rent and security deposit when I moved in. The fees and charges were confusing, excessive, and completely unfair in my opinion.
Instead of feeling like a valued tenant, I felt like a source of revenue. Customer service was not helpful when I tried to get answers, and it was incredibly frustrating dealing with them throughout my lease.
If you’re considering renting from Progress Residential, read every line of your lease, question every charge, and keep documentation of everything. Based on my experience, I would never rent from this company again, and I would never recommend them to anyone. There are far better property management companies that treat their tenants with honesty, transparency, and respect.

It’s been over 2 months and they still haven’t given us our deposit of $4200 back. They are thieves and should not be trusted. I called to check on the status of the check they said they “sent out two weeks ago” and told me it was “reissued”. Which means it was never sent out in the first place. The only way to expedite this process is involving attorneys. DO NOT use this scam. They keep your money regardless if you’ve been approved or not.

Absolutely the worst rental experience I've ever had.
Progress Residential put my roommates and I in an impossible situation.
The three of us applied for a home, were approved, paid thousands of dollars in deposits and fees, and waited weeks for HOA approval. Just five days before we were required to move out of our current home, the HOA informed us that the HOA denied our application because the community only allowed single-family households, and we were three unrelated adults.
At that point, we were told we can't get our deposit/fees back for 30 days but not to worry because they could simply transfer us to another home in their inventory. We found another house, only to be told the next day that we had to wait another 72 hours before they could even process the transfer, and then we'd have to go through HOA approval all over again. There was no urgency or expedition on our requests given our situation. Any time we would ask for something we would get the run around and "company policy is to offer the same opportunity to everyone" or whatever BS they come up with. So instead of just transfering us to a house that was available immediately. They screwed us and wasted more time, application fees, and HOA fees. Progress Residential is a trap by design.
The biggest issue? Progress refused to refund our money.
They told us they would only refund our deposit if the HOA denied us. I personally contacted the HOA and confirmed that we would have been denied for the exact same reason at the next property, yet Progress still refused to return our funds and instead kept pushing us toward other homes in their inventory. There was nothing in their inventory that met our needs.
By this point, we had nearly $6,000 tied up with Progress Residential while scrambling to find somewhere to live.
Once your money is in their system, you feel trapped. If you don't have thousands of additional dollars available, you're essentially forced to keep looking at their properties because they won't promptly return your funds. Customer service is nearly impossible to deal with. Everything routes through automated systems, bots, and no one seems to have the authority to solve problems. You get transferred repeatedly and receive different answers every time.
It's now been well over a month, I've involved an attorney, and I'm still waiting on my refund. After countless follow-ups, I was finally told the refund could take up to 30 days—and after more than a month, they now claim they're mailing me a paper check, despite the fact that I never provided them with a mailing address for one. Oh and that its possible it was already mailed. WHERE?
This entire experience has been stressful, expensive, and completely avoidable. Progress Residential should have verified HOA restrictions and CLEARLY state any SPECIFIC requirements on the MLS/marketing before collecting thousands of dollars from applicants or, at a minimum, immediately refund customers when the property they applied for is unavailable due to HOA restrictions beyond the applicant's control.
I would strongly encourage anyone considering renting through Progress Residential to do extensive research before giving them your money. My experience has been one of the most frustrating customer service experiences I've ever had.
PS: they will constantly send notifications that the case/issue has been resolved when it has in fact NOT been resolved. Probably close to a thousand emails with this company since I made contact.
REPLY to Progress Residential: As you can see the mountain of emails I have attached in the photos, your team is a nightmare to deal with and company is ran by AI bots. I have received my HOA fees via check which Progress Residential overnighted and provided a FedEx tracking number. However, the larger lump sum of outstanding deposits I am STILL WAITING ON with NO TRACKING NUMBER and nobody in the company can find the tracking number. $4,000-$5,000 is a lot of money to hold hostage for renters for 30-60 days. What your company has done to our family should be a crime.
