A few months ago, buying here may have felt like a gamble because of the complications between the City of Flagler Beach and Flagler County. Now that those issues have been resolved and both the Marina and Summer Town developments are moving forward, the area is positioned for significant growth and long-term property value appreciation. Regarding the wood-frame construction concerns, it is important to understand that Florida’s building codes are among the strictest in the country for hurricane resistance. Whether a home is concrete block or wood frame, both must comply with the same Florida Building Code wind-load requirements, structural engineering standards, hurricane tie-down systems, and inspection processes. Properly engineered wood-frame homes are specifically designed to meet Florida’s coastal wind and storm protection standards. In fact, many luxury coastal homes throughout Florida — including the three-story homes in Veranda Bay — utilize concrete block on lower levels with engineered wood framing on upper floors. This is an extremely common and code-approved construction method across Florida coastal communities. Overall, Veranda Bay’s location, infrastructure improvements, marina access, and future development potential make this community a strong long-term investment in my opinion.

I mean we are talking about away from the beach Flagler with so so schools right and a very scary looking neighborhood houses near, and 300k average palm coast houses? You guys super overpriced these 100%. 350-400k and it would work but not high 600s to start with
