I wish I could give ZERO stars.
Since Pegasus Property Management took over this property, the experience has been extremely frustrating. Almost immediately after the takeover, tenants were hit with water charges of around $260, despite water being included with our rent and the normal monthly water charge/add-on previously being around $40–$60. We were told we are still expected to pay the charge and that the property manager, Cindy, would have someone “audit” the water bills later. How does every tenant suddenly end up with an unusually high water bill at the same time?
Now residents have received an inspection notice stating that inspections may occur Monday through Friday, from 9:00 AM to 6:00 PM, with no specific day or reasonable time window provided. The notice also requires pets to be secured and states that minors cannot be left unattended during these times. That essentially expects residents to accommodate a nine-hour window every day for an entire workweek. Many of us are working parents with children, jobs, pets, appointments, and other responsibilities. Expecting residents to rearrange an entire week because management cannot provide a more specific inspection schedule is unreasonable.
The customer service at the leasing office has also been disappointing. Residents go to the office seeking assistance only to find the doors locked while employees are inside. Meanwhile, residents are dealing with serious maintenance concerns, including air-conditioning problems, electrical/light issues, leaks, and pest problems.
Instead of making residents feel heard and addressing legitimate concerns, the overall experience has felt dismissive and disrespectful.
Based on my experience since this management change, I would strongly recommend that anyone considering moving here do their research and speak with current residents first. There are serious concerns that need to be addressed, and residents deserve transparency, professionalism, reasonable notice, and safe living conditions.

If I could do 0 stars I would. Been here a year with my family and management changed and can’t even get in contact with anyone in the office. Always goes to voicemail, my ac done went out more than once in a damn week and no rush to fix anything and when it’s fix, it’s temporary. Can’t even call for a request on pest control if I needed it. Rent definitely increased. This ain’t worth it. Everything breaks and not fixed properly

I’ve lived here through both the previous management and the new Pegasus management, and somehow communication has gotten even worse. I’ve spent countless hours trying to get answers from the office, lost money leaving work early to speak with someone, and have dealt with constant frustration simply trying to communicate.
My current issue is that I’ve been without A/C for 7 days in the Florida heat. I was told I’d receive a call with an update on when my compressor would be ordered, but that call never came. I ended up running to the office in the pouring rain before they closed, only to get no answer.
The next day I returned multiple times. The office had long lines, then was locked during posted business hours with no notice, and when I finally waited over an hour to speak with someone, I was interrupted by a maintenance employee who dismissed my concerns while the leasing agent ignored me and called the next person, even as other residents pointed out that it was my turn.
Calling the office is nearly impossible. In my experience, phone calls go unanswered, and getting even basic information requires repeated trips to the office.
Residents deserve honest communication and basic respect. Unfortunately, that has not been my experience here.
Also, there is genuinely no way any of those 5 star reviews are from real tenants living here. If you’re considering living here, I suggest you ask the first person you see near the office if they would suggest it.

This place is a slum.
The pools been down for over a year. Only 3 machines work in the gym. Also over a year. The gym has no ac. When we moved in, we were promised the amenities were being fixed very soon.
Trash everywhere. A new company recently took over. There’s only one lady in the leasing office.
I’ve spoken to a lot of residents and everyone has problems. No one can get ahold of anyone, nor get anything fixed.
Some ppl have mold. Leaks. No ac. Being over charged on rent.
I thought the last ownership is bad. This new one is crazy. I wouldn’t be surprised if code enforcement isn’t involved. My neighbors house floods every time it rains and it’s been like that for 2 years she said.

They are very unprofessional and they don’t know know they questions to anything and they do not like to answer the phone, the only way to contact them is to go to the complex.👎👎👎👎👎
