    I’ve been living here for almost a month now and I already regret choosing this place instead of going somewhere else. I still don’t have a key fob for the building. I can technically get inside by entering a code every time, but that’s not the access I was told I would have or what I’m paying for. Without the fob, I also can’t access the gym, so I’m paying for an amenity I can’t even use. I also still don’t have all of the keys for my own apartment after almost a full month. Then there are the fees. I paid a $70 technology fee for a service I’m unable to use, and the manager refuses to refund the money. I also paid the registration fee and still haven’t received the sticker I paid for. The biggest issue is how everything has been handled by the front office. Nothing seems to be a priority and there doesn’t seem to be much concern about actually getting these issues resolved. I understand that things happen, but after almost a month, I shouldn’t still be asking for basic things that should have been provided when I moved in. It feels like there’s plenty of attention given to getting people into the building and filling units, but once you’re actually living here, getting help is a completely different story. I actually like the apartment itself, which is what makes this so disappointing. But paying for things I can’t use, not having the proper access or keys, and constantly feeling like my concerns aren’t a priority has completely changed how I feel about living here. At this point, this whole experience has been ridiculous. If I could make the decision again, I would have chosen somewhere else.

    DO NOT MOVE HERE False Promises, Zero Accountability, and Terrible Management I strongly advise anyone considering this apartment complex to look elsewhere. When I first signed my lease in 2025 (when the property newly opened), the leasing staff made multiple verbal promises regarding promotional incentives, specifically a Resident Referral Credit. Based on their explicit confirmation and assurances, I recommended this complex to a friend, who also signed a lease here. However, once you sign the lease, their attitude completely changes. It has been over a year, and despite visiting the office dozens of times, filling out the required forms repeatedly, and receiving endless promises that the credit would appear "by next week," nothing was ever resolved. Recently, management flatly denied the credit, citing internal policy technicalities that were never disclosed to us when we signed. When confronted with our past communications, they simply blamed "former staff" and "internal turnover," refusing to take any responsibility for the false information their own authorized representatives provided. They will promise you anything to get you to sign a contract, but once you are in, no one takes responsibility, they pass the blame around, and they fail to honor their word. There are plenty of other new apartment complexes in the Daytona area with honest management and save yourself the frustration and go somewhere else.

    I read several of the poor reviews for this place but loved the location so started the application process. I didn't believe the comments about the management could really be that bad....but from what I experienced, if anything, they weren't bad enough. Countless phonecalls not answered, several messages not returned, emails with no response, and that's just the start. My application was approved, I set a date for move-in that came and went. I was promised someone would send me a lease, never came. I bumped my move-in a week later and talked to the office when I got to town--they said they were working on the lease. That move-in date passed (I'm spending $250/day now in a hotel). I stopped by the office, sent more emails, called and left messages--still no lease. I finally went down the street to Pointe Grand, filled out an application Wednesday night, was approved Thursday morning, and moved in on Friday. I got a call from icon one Thursday afternoon asking where I was--they were surprised to hear I never received a lease. So, I don't know where the disconnect lies, but there are some very serious management disconnects to a level of which I have never experienced (and I'm an old guy, professor at riddle and retired Colonel that's been around the block a few times). Just to make sure this is fair--when I did get the few opportunities to speak with employees on site, they were nice and professional, but it stopped there. From my experience, major management and leadership issues like this occur due to corporate leadership arrogance and buffoonery--rarely is it where the employees engage with the customers; they are just symptoms of caustic corporate ineptitude and greed. Until this is remidied, stay away. And btw, Icon one charged me $450 for application and wanted $2500 (that may be off by a bit, I don't remember the exact number) for damage deposit. Pointe Grand waived my application fee AND my damage deposit based on my income and credit rating. So...I really hope icon one can eventually fix their problems, but until then, run. Update, I see that they have used their AI chatbot to respond to my review, just like they use AI to answer the phone and take messages that are never delivered. Their response only further solidifies what I suspect, corporate is trying to maximize profit by minimizing employees through use of AI. This is, by far, the worst managed apartment complex I have ever seen.

    Mold mold mold mold mold mold!!!!!!! If you're thinking about making this place your new home, we thought we'd share a few insights from our time here since 2023. It’s all flowers until you sign the lease. they don’t care about you they only care about the commission . *before* even a single moving box crosses the threshold! Seriously, go wild. Take a ton of photos and videos of *every single detail* in your apartment – every wall, every floor, every appliance, inside cabinets, you name it (request a move in check list). Think of it as building your own personal proof file. This could genuinely save you a whole lot of potential headaches and conversations down the road if there are ever any questions about the apartment's condition when you eventually move out. Regarding the folks who manage things, we've found that once your lease is signed, getting a super-speedy response from the management team can sometimes turn into a bit of a waiting game. There seems to be a fair bit of staff rotation, which might be why it occasionally takes a bit of extra patience or a friendly follow-up (or three!) to get things sorted, especially with maintenance requests. So, just a little heads-up to factor in some extra time for those. Now, about some of the community perks... The front gate, bless its heart, has a mind of its own and seems to enjoy taking frequent 'vacations,' so don't be surprised if it's open when it should be closed. And unfortunately, if you're dreaming of summer cookouts, that community grill has been out of commission since we arrived – it's been more of a decorative piece, which is a bit of a bummer. On a slightly less glamorous note, we've also noticed a few recurring themes around the grounds. You might occasionally spot some pet 'surprises' that haven't been picked up, and it's not uncommon to see some furry friends enjoying a walk without a leash. Also, just to give you the full picture, dealing with some unwelcome tiny visitors (pests) has been an ongoing situation for us, so it's something to be aware of.

    Genuinely the most infuriating and mind-numbingly baffling move-in experience I have ever experienced. I was told the days leading up to moving in that I could pick up my keys at 10 am. I walk into the leasing office and the only worker who didn’t immediately greet me because she was too engrained in whatever was on her computer/tablet states that I couldn’t move in till 3 pm. I state that I spoke to someone on the phone about receiving my keys in the morning and she dismisses me. I return to the leasing office at 3:06 pm to finally receive my keys and begin to move in. The woman from before begins helping me and eventually tells me to wait in their lounge area saying that someone would be there in 10 minutes to finalize everything. After 30 minutes of waiting in the lounge area with NO ONE coming in or acknowledging I was even there, I go back to the leasing office and I am told they are still finalizing paperwork (we had initially signed our lease 1 month ago prior to our move-in date). After some more waiting, the lady states that she’s going to check on the apartment? Something that should’ve been done well before I got there and CERTAINLY could’ve done after they made me come back 5 hours later from when I had initially showed up. She comes back after about 15-20 minutes but instead of telling us anything, she walks past the leasing office toward the parking lot, making it seem like she was just leaving for the day. Thankfully, she did not. But apparently two of the three keys did not fit in the door (why are we just figuring this out) and so they had to cut new ones delaying our move in further! After some additional time, they then find another issue with moving in, this time with the security deposit. See, my roommate and I had called FOUR TIMES over the weeks leading up to our move in requesting that the security deposit that we agreed to pay (in our lease signed a month ago) to show up in our account so we could pay it. This did not happen until an hour and a half into trying to get my keys to move in. The woman who was failing to try and help me once again kept dismissing me when I said that we had called about this and why it hadn’t been done sooner. She talked vehemently behind the backs of the other workers there, saying to “not listen to them, they are just temp workers.” Finally the new manager stepped in and offered a solution that allowed me to receive (2 of my 3) keys nearly 3 hours after showing up the second time. I’ve never experienced an apartment complex that doesn’t want you to move in and give them money. But apparently icon one Daytona feels the need to make you feel belittled and to know your place before finally jangling the keys in front of you knowing that you’re there for however long you signed your lease. Genuinely horrific.
