  Istrongly recommend that anyone considering purchasing a home from Ryan Homes in the Lake Nellie Crossing community pay very close attention to an important detail. In the model home, the HVAC return vent is located near the laundry area. However, in the homes being built for customers, the return vent may be installed on the lower part of the living room wall. This is a very noticeable location and, in my opinion, negatively affects the appearance of the living room. What disappointed me most is that this difference was not clearly explained to me before I signed the purchase agreement. I only became aware of it later. Because I found the location of the vent very unattractive, I wanted to cancel my purchase, but I was told that I would lose my deposit if I did so. This was my first time purchasing a home from Ryan Homes, and I believe important differences between the model home and the actual home being built should be clearly disclosed to buyers before they sign a contract. Unfortunately, I felt that I had no practical choice but to continue with the purchase because I did not want to lose my deposit. I highly recommend that future buyers carefully ask about the exact location of HVAC vents, returns, mechanical equipment, and any other features that may differ from the model home before signing their purchase agreement.

  Our experience with Ryan Homes at Lake Nellie Crossing has been outstanding, especially considering we were relocating from another state and had to manage most of the process remotely. From the beginning, the sales team, particularly Denise, was extremely supportive, guiding us through each step with professionalism and genuine attention. Bryan, our construction manager, has also been exceptional, consistently keeping us informed about the progress and always being available to answer any questions.   Lake Nellie is a wonderful intimate community. I love the oversized homesites and lake views. The sales team was extremely helpful.

  DO NOT USE NVR MORTGAGE / RYAN HOMES. THEY SET MINIMUM STANDARDS FOR APPROVAL TO GET YOUR DOWN PAYMENT MONEY JUST TO CONSTANTLY MOVE THE GOAL POST. OUR DEAL WAS $65,000 DOWN AND IT TURNED INTO NEEDING $135,000 TOTAL TO CLOSE EVEN AFTER CLEARING ALL CONDITIONS TO CLOSE. READ REVIEWS ON NVR, THEY ARE ALL TRUE.
