    During our HOA’s time working with PMI Arrico, I experienced repeated management and accounting issues involving our Community Association Manager, Samantha, that caused serious concerns for our community. Some of the issues included: - Samantha repeatedly failed to provide timely financial reports and the board was never given proper portal access to community financials. - The agreed monthly management fee was $760, yet the HOA was initially charged $912 per month until the error was identified and corrected. - Samantha processed duplicate reimbursements and duplicate invoice payments that had to be caught and addressed by board members. - Residents on autopay reportedly were not consistently charged their assessments, and the community’s collections policy was not properly enforced. - A reimbursement check connected to utility payments was reportedly misplaced, contributing to additional legal expenses for the HOA. - During a major community painting project, Samantha did not conduct property inspections or provide residents with adequate communication regarding painting schedules. - Samantha also failed to include required $300 capital contribution fees in multiple home sale estoppels, resulting in lost funds that later had to be reimbursed. - At an annual meeting that did not reach quorum, Samantha spent time discussing internal board conflicts and speaking negatively about the HOA president with residents present, which in my opinion contributed to additional tension and division within the community. In my experience, many of these issues required direct intervention from board members to identify and correct. Based on the repeated accounting, communication, and management concerns, I would not recommend PMI Arrico for HOA management services.

    Unfortunately, our experience with this property management company was extremely disappointing due to poor communication, overcharging, and lack of professionalism. We were charged an $800 tenant replacement fee, yet the exact same tenant moved out again just 60 days later, which raises serious concerns about how this fee was justified. During the period when the property was supposed to be actively re-rented, there was little to no communication from the office despite our attempts to get updates. To make matters worse, we were notified the day before the tenant vacated (December 31) that we needed to switch all utilities into our name, with no prior notice or planning. This last-minute request added unnecessary stress and demonstrated a lack of organization and consideration for the property owner. Overall, this company showed poor communication, questionable billing practices, and inadequate property management oversight. Based on our experience, I would not recommend working with this property manager and would advise other property owners to proceed with caution.
