We went to visit on Wednesday to see about housing for My Junior college student and the online pictures are misleading. The complex itself has seen better days and the leasing office matched the leasing agents attitude...NASTY. They wanted 1900 for a 1 bedroom and he acted as though I was interupting his day. Due to this we decided to go with a real estate agent who wont charge upwards of 500 for application and admin fee. Do not lease here without seeing it in person.

RENTER BEWARE...that's all I can say, I can't wait for my lease to be done with so I can get the HELL OUT, they have pet waist stations located throughout the property complete with bags & all, yet everywhere you step there is dog crap, just dog crap everywhere. Constant garbage & half eaten food (fast food) just all over the ground throughout property, must be very careful if you own a dog while walking. I've made two costly trips to the emergency vet because of something my dog grabbed & ate before I could get it. Even though it states in Lease and is brought up numerous times while signing, marijuana smoking is not prohibited on property, it's rampant and you can't walk anywhere or open your patio door, no matter the time of day without being offended by someone smoking pot. God forbid you live below someone, this place is notorious for packing people into apartments that are not fit for the amount of occupants it's ment to hold(they did it to me AGAIN ) management evicted the first family above me for multiple lease violations plus the fact it was a family of 4 in a 1 bedroom (with 2 toddlers running & jumping all day & all night) the apartment is so small it's hardly big enough for 1 person let alone a family of 4, it's 688sqr ft. What does management do, they pack another family of 4 above me with a bunch of little toddlers so there is never any rest for the people in the lower apartment, especially if your the kind of person who DOESN'T work a normal 9 to 5 and work nights so you sleep during the day and If you try talking to management you get an excuse or just a shoulder shrug & a blank stare. I know there are laws regarding these kinds of things, with the number of occupants based upon the square footage of the apartment, plus in the state of Florida if children are involved & under the age of 18 they are to have their own bedrooms, this I do know because when my children were much younger I could not rent a 1bedroom, management & Florida law would not allow me. I always rented a 2 or 3 bedroom apartment to accommodate my children. But I guess they just want to fill that unit so they just have everyone huddled up in there. That can't be legal.? Maybe it's a Section 8 thing. let's not forget about the ferril cats, they are everywhere, they live in the bushes and spray on my front door & back patio matt, as well as my patio furniture I had one come out of nowhere while walking my tiny dog and attack. I got ripped up on my legs defending my dog.... UNBELIEVABLE....So unless you are completely desperate or just have a very very low standard of living this place is TOTALLY for you.

We've been living here for about 4 years and maintenance wasn't that great until Olides came along about a year ago. He's quick to be here for requests and cares about the residents needs. Olides has changed this maintenance crew completely.

I couldn’t wait for my lease to end at this place. Do not move here unless you are desperate. This has been the worst experience I’ve had renting. The entire complex is filthy, especially the parking lot. There’s always garbage on the ground and around the dumpsters. The steps and landing areas are always filled with garbage too. Valet trash does not always come as scheduled either. This complex also boots cars when your cars registration is not up to date or your guests did not pay $10/daily and register their car. It costs $80 to remove a boot. BEWARE. Maintenance takes more than a week to come after logging a ticket and are a waste of time. I’ve had a guest locked in a bedroom for hours because the door handle was defective and had to go to the office several times to get a maintenance man to remove the door handle to open the door. Some staff members in the office were rude and disregarded my requests. Safety was also an issue at this complex. I’ve never seen so much police activity since I started renting there. SWAT came there once and there was another incident in summer 2025 where somebody was shot and killed on this complex. If you want peace of mind DO NOT MOVE HERE!

Maintenance doesn't address things in a reasonable timeframe here. The ceiling damage in the images is a week and a half old. I submitted a work request the day it started coming down, and went to inform the office in person that day. I also submitted another over the weekend, with additional images. Nothing.
