  When an HOA Is More Focused on Controlling Questions Than Answering Them Middle Creek Preserve’s Board has now announced that homeowners attending its September meeting may ask one question or make one comment, limited to three minutes, and must wait until the Resident Forum to do so. Think about that. Homeowners financially support this Association, yet apparently one question is all the scrutiny its leadership believes each owner should be permitted. This would be concerning in any community. It is particularly troubling when residents have outstanding questions regarding developer transition, Association records, legal representation, insurance and claims, work-order handling, builder/developer issues, reasonable accommodations, financial oversight, and basic performance metrics. Reasonable time limits keep meetings orderly. Limiting an owner to a single question is something else entirely. It prevents meaningful follow-up, makes it extraordinarily easy to provide an incomplete answer, and forces homeowners to choose which unresolved governance issue they are permitted to raise. This follows an increasingly frustrating pattern: basic questions require repeated follow-up; work orders can be closed without actually resolving the underlying questions; documentation that should make Association operations transparent is difficult to obtain; and now the opportunity to question the Board publicly is being further restricted. Good governance does not require this much information control. Competent organizations publish records, establish measurable service standards, track open issues, report performance, document decisions, disclose conflicts, and provide written responses when questions cannot be addressed during a meeting. They do not make homeowners repeatedly chase information and then restrict their ability to ask about it. If the Board has time to develop increasingly elaborate rules governing how homeowners may ask questions, it has time to answer the questions. Homeowners are not an inconvenience to be managed. They are the members of the Association to whom the Board owes its governance responsibilities. Middle Creek Preserve does not need less homeowner scrutiny. It needs substantially more transparency, accountability, professional governance, and respect for the people paying for all of it.

  It is our first time building a house! Thanks, Ryan Homes, for an easy and happy experience! Our house is beautiful and good quality. We love it!! Michael Freshwater is the current project manager of our community. He solved every question we had and provided additional help beyond our expectations! With this smooth building journey and all the responsible and professional staff of Ryan Homes, we are proud to call "Middle Creek Preserve" home!! The management company SeaScape communicates with the residents well. We also want to take this chance to thank our previous sales representative Dan Steel and former project manager Garrett Hudson!
