    We’ve been in our home for almost two years, and one of our biggest fears as homeowners became a reality: major foundation issues. Shortly after moving in, the entire slab of our home began sinking. To make matters worse, our house also flooded during construction. Because we refused to simply accept these issues without asking questions, our interactions with Ryan Homes often felt adversarial rather than supportive. While they eventually addressed the problems, we frequently had to push for action, follow up repeatedly, and in some cases request the same repairs more than once because the original fixes did not hold up. The slab issue alone took nearly a year to resolve. During that time, our family endured constant uncertainty, disruption, and stress. At one point, we were required to move out of our home so the entire slab could be lifted and repaired, then move back in once the work was completed. Imagine purchasing a brand-new home, unpacking your life, and then having to pack everything up again because the foundation is sinking beneath you. The emotional toll was significant. There were many sleepless nights wondering what would happen to the home we had worked so hard to buy. We later learned that other homeowners in the community experienced similar issues. When we contacted Ryan Homes to request additional compensation for the inconvenience, stress, and loss of use of our home, the response felt cold and dismissive. There was little acknowledgment of the impact this situation had on our family. Even today, there are still visible gaps between portions of the slab and the baseboards. During our first year in the home, so many contractors came through for repairs that it often felt as though construction had never actually ended. I would also caution prospective buyers about the community management. Seascape Property Management has repeatedly promised amenities, including fountains, that still have not been delivered. Community common areas are often poorly maintained and inconsistently landscaped. If you’re considering buying here, take a drive through the neighborhood and judge for yourself. My advice to anyone considering Ryan Homes is simple: do not assume that because the home is new, it will be free from major issues. We certainly thought we would be the exception. We were not. While every builder can have problems, our experience was that significant defects occurred, the resolution process was slow and frustrating, and we were left carrying most of the burden of ensuring the issues were properly addressed. I sincerely hope other families have a better experience than we did.
