I am not a big fan of leaving reviews, however, I seriously regret leasing at Park Terrace. I chose this building after moving to DC from abroad, due to location (the neighborhood is great) and affordability, but the price is not worth the headache renting from Kettler management. The amount of $ I saved on base rent was completely eaten up by some of the following issues. I would have been better off paying a bit more elsewhere for peace of mind, better management, and better building maintenance. In the short year I have been here I have experienced the following: - Early on in my lease, building management allowed a nonresident (and complete stranger to me) inside the building who wandered up to my floor and tried to gain access (turning the handle of my door, banging on my door screaming to be let in, etc…) to my unit. When I called the office for assistance, I was told “well, he told us he was visiting someone here so we let him in…”. No ID checks or cross referencing any tenants this person may have been visiting was done. As far as I know, he was allowed to continue wandering the hallways after I asked him to leave. - Massive (and I mean, truly massive) German roach infestation. They are crawling up the walls in the corridors and elevators at night and all over residents’ kitchens and bathrooms. My entire apartment and personal belongings are covered in bug poison and my kitchen has been unusable for months. I had to dispose of brand new (bought in the last 8 months) clothing, home furnishings, toiletries, and food products due to roach damage. This cost me around ~$1,000. I have been living out of plastic bins for months, trying to salvage my belongings and electronics, and have been spending weekends away just for relief. The first pest control tech that came by in June, put two dots of gel in my bathroom, completely ignored me when I pointed out hotspots, and never came back. The problem got very, very bad. It wasn’t until mid-August they began spraying my unit. I have had daily roach activity in my unit since May 2026. From speaking with other residents and pest control techs, I am not the only person experiencing this issue in the building. - I’ve had packages and a suitcase stolen from the lobby. If you decide to move here, never leave anything unattended, even if you’re briefly stepping away for 2 minutes. Be home for package deliveries so you can get them immediately. - The call box/fob entrance has been broken for like a year. A couple weeks ago, it straight up didn’t work at all and residents were locked outside and had to wait for other residents to let them in. Nobody was in the office that day. - Today, 10/11/2026 (and what finally prompted me to leave a review, because honestly, I was just going to move out quietly and be done with this place) a leasing agent unlocked my door and tried to enter my apartment at 10am to show off my apartment to a prospective tenant. I was given 0 notice, I was in bed asleep (I get home from work between 4/5am nightly, so, I had only been asleep for 3 hours at this point). I am wondering if they are entering my apartment without my knowledge regularly when I am not home after this experience. This is unacceptable and ILLEGAL behavior. No apology issued from the leasing agent or management after I saw her twice following the incident, whatsoever. Unless you’re truly desperate, please look elsewhere for a place to live.

It is infested with roaches. EDIT: Even if they pretend to leave comments saying they will do something about the roaches situation they are lying. Don’t live here, it’s disgusting

If I could leave 0 stars I would. I spoke w Tiffany who was just, in general, super dismissive. She says she is the property manager but can’t tell me the qualifications to be approved for the apartment. I am currently apartment searching and this is the ONLY property that has been unable to outline what they seek in a potential tenant. Having tenants pay and submit applications who may or may not have a chance at being approved is quite literally illegal. At the very least TIFFANY should be able to say “no prior evictions on your credit.” SHE COULD NOT EVEN CONFIRM THAT. DONT waste your time who knows what they are ACTUALLY looking for the process is probably completely unfair and that is why TIFFANY is unaware. Regardless, shame on her for being comfortable giving an “I don’t know/it is what it is” answer to a potential tenant.

I set up an appointment to view an apartment and when i got there no one was at the leasing office. When I called they couldn’t tell me why or if anyone was showing up and simply asked if there was anything to relay to the office.
