  I had been monitoring this property for a long time, as it was my top choice for my next living arrangement due to its proximity to the Safeway on 14th street, the child care options in the building, and the restaurants on the first floor (not to mention being right next to the Stadium Armory Metro). When one of the two bedrooms I’d been monitoring became available, I went right over to do a tour of the property. No appointment, I just walked in. Joshua Rodgers from the management and leasing office met with me within minutes, gave me a full tour of the property, and initiated my application that same visit for me. We got the entire application and approval process done in three days, and within two weeks I was moving in. Words cannot accurately describe or do justice to the building. Amazing amenities, dry cleaning options in house, garage parking for a reasonable monthly fee. Joshua, Leslie, and the rest of the team here have been amazing. I’m so grateful I was able to link up with this group when I did, and I love my new home.

  The concierge team is truly the best part of this community. They are always welcoming, helpful, and attentive, and they consistently take great care of my guests. Unfortunately, my experience with the management team has been very different. I have paid to host events in the building, and despite properly arranging and paying for them, Joshua has repeatedly attempted to shut them down, claiming that he did not know about the events. My guests have always been respectful of the property, cleaned up after themselves, and left before quiet hours. After one event, Joshua also admitted that he did not know where my deposit check was, even though it was supposed to be applied as a credit to my account. Maintenance is normally pretty responsive, but it took approximately two months to fix my refrigerator. During that time, I slipped and fell twice before the issue was finally addressed. I am also increasingly concerned about how certain community rules are being created and enforced. Residents have now been told that people cannot wear bonnets or sleepwear in common areas. Meanwhile, I have seen men—including members of the team—wearing durags and men’s sleepwear in those same spaces. If there is going to be a dress code for residents, it should be reasonable, clearly communicated, and applied equally to everyone. Another troubling issue is how common spaces are treated during property tours. I have seen residents stopped from sitting in certain common areas while tours are taking place. It gives prospective residents the impression that the building has welcoming, freely accessible amenities, while the people who actually live here are subject to strict rules about when and how they can use them. What makes this especially uncomfortable is that some of the residents who regularly sit in these areas are our elderly Black neighbors. Most of the time, they are simply sitting together, greeting their neighbors, and saying good morning to people coming and going. They are members of this community and should not be treated as though their presence needs to be managed or hidden when prospective residents are touring. I genuinely enjoy many aspects of living here, and the concierge team deserves tremendous credit for creating a welcoming environment. But management needs significant improvement when it comes to consistency, communication, accountability, and the fair treatment of residents. We pay to live here and use these amenities. Policies should be transparent and applied equally, properly reserved events should be honored, resident funds should be accounted for, and maintenance issues that create safety concerns should be addressed promptly.

  I enjoy my time at the Park Kennedy been here 4 years! I use all the amenities! Great courtyard! Mr. Leslie and the concierge team is super helpful. Joshua helps me with transferring apartments. Now I just need to get to one with the bigger living room and then I’ll be all set! But each unit it spacious and unique. Maintenance always is quick and leave notes on what they did.

  Big shout-out and thank you to Lance and Anthony! They are always professional, polite, friendly, and helpful whenever they come to address a maintenance request. Even outside of maintenance tickets, they always have such a pleasant demeanor and are great to interact with. I really appreciate their consistency, responsiveness, and the level of service they provide. Thank you both!

  DO NOT MOVE HERE!!! PLEASE READ BEFORE MOVING This was by far the worst living experience I’ve ever had. As someone who lived at Park Kennedy for THREE YEARS not three weeks or three months I can honestly say this building has a laundry list of problems, and I would never recommend it to ANYONE. Let’s start with safety. The building is directly across the street from the D.C. Jail (you can see the jail from your bedroom window) where people are released throughout the day, and there’s also a shelter across the street. (AND HERE’S SOMETHING ELSE THEY WON’T TELL YOU… THINK YOU’LL AT LEAST BE ABLE TO SLEEP IN ON THE WEEKENDS? THINK AGAIN. EVERY SINGLE SATURDAY AT 12:00 P.M., A LOUD SIREN GOES OFF FROM THE D.C. JAIL ACROSS THE STREET. IT IS LOUD ENOUGH TO WAKE UP THE ENTIRE BUILDING. EVERY. SINGLE. SATURDAY. SO IF YOU WERE LOOKING FOR A PEACEFUL WEEKEND OR HOPING TO SLEEP IN, YOU CAN FORGET ABOUT IT. THAT’S THE KIND OF THING THEY DON’T TELL YOU BEFORE YOU SIGN A LEASE.) But let’s say you get over that part because they sell you on the yoga room and decor…the bigger issue is inside the building. They no longer have 24-hour security, and there are constantly people wandering the hallways who don’t even live there. As a woman, I never felt completely safe, and I definitely would not recommend living here if you have children. Next, let’s talk about the “luxury” amenities they love to advertise. You’ll never want to use them because the building is filthy. The carpets and elevators constantly smell like and are covered in urine when the elevators are actually working. I’ve personally gotten stuck in one before. There is trash left in the hallways, food sitting in the common areas, and ROACHES in the trash rooms AND units. And after you sign your lease you can not break it unless you are willing to pay $5,000+. Oh, and be prepared for your apartment to constantly smell like cigarette smoke. Not every once in a while constantly!!! The smell comes through the vents and hallways and ends up in your kitchen, bathroom, bedroom, and even your clothes. Waking up every morning to your apartment smelling like cigarettes while paying “luxury apartment” prices is ridiculous. If you think you’ll at least have peace inside your apartment, think again. The walls are paper-thin. People are constantly screaming in the hallways, banging on doors, fighting, and the fire alarms go off in the middle of the night so often that you’ll end up standing outside half asleep wondering if it’s real this time. I’ve even had my dog’s food STOLEN from the package room. I could honestly go on and on, but I think you get the point. I almost never leave reviews, but I genuinely don’t want someone else making the same mistake I did. This is NOT a luxury building. You can find a much better apartment in D.C. for the same price or even cheaper. If you care about your safety, peace of mind, or mental health, move literally anywhere else. And please, don’t just trust the online reviews. You will notice all of the reviews are from people who VISITED or RECENTLY moved in. Please go tour the building and ask people who actually live there what their experience has been. You’ll get a much different story. Management with the exception of Joshua and Ms. Gina Marie when she was there, is completly unresponsive and impossible to get in contact with. I’m sure management will feel the need to respond to this review acting concerned, or disregard my review because I am not using me full name. Please don’t. I would’ve appreciated that same urgency when I was actually a resident. For the THREE YEARS I lived there, residents raised concern after concern, and management was consistently unresponsive. A public reply now doesn’t change the experience I and many other residents who live there CONTINUE to have. YOU HAVE BEEN WARNED! P.S. The ONLY positive thing about this building is Mr. Leslie, the doorman. He is kind, professional, and genuinely cares about the residents. He deserves a raise because, honestly, he’s the only thing keeping this place together.
