  I have been a resident of Arbour Commons since September of 2023. Though the unit I wanted wasn't initially available, AC staff worked with me to transfer to a preferred unit ASAP! This unit was important to me since moving in and AC was communicative and helpful before, during, and after the transition. The few times I have had maintenance issues, staff promptly addressed them (including a water issue at my old unit and an HVAC issue at my new unit). I feel comfortable that I can receive prompt assistance when needed at AC, which is incredibly reassuring. Additionally, I had an apt. lockout issue in September (*I was doing too much at once...!) which Asst. Mgr. Mathew J. promptly took care of. (Thanks again, Mathew!) Finally, the area is fantastic! It's safe (in my 3+ years here) and many shops are within walking distance (making the rent cost fair in context). I find it nice that I don't have to drive to pick up a few essentials at Target, or enjoy an outing at the movie theater (AMC). 5/5 stars! I would highly recommend Arbour Commons to anyone interested in leasing in the Westminster/Broomfield area!

  I am writing this review for two reasons: to help prospective residents make an informed decision before renting at Arbour Commons and to encourage management to pay closer attention to maintenance, communication, and the condition of the amenities. Arbour Commons is presented as a luxury apartment community, and its rents are higher than many nearby options in Westminster and Northglenn. At that price point, residents should reasonably expect properly maintained apartments, functioning amenities, timely repairs, and clear communication. Unfortunately, our experience has not consistently met those expectations. Since moving in, we have encountered several maintenance problems. The washing machine has a persistent odor that transfers to our clothes, and the rubber door gasket may need cleaning or replacement. The dishwasher door opens several times during the wash cycle, interrupting the cycle and leaving the dishes dirty. The dryer exhaust pipe has also been partially detached, allowing heat to escape into the laundry room and other parts of the apartment. We have experienced additional problems involving the refrigerator, heater, bathtubs, and other fixtures. Some of these are relatively simple and fixable issues, but they have taken too long to address or have not always been repaired properly the first time. At times, maintenance requests have appeared to be closed before the underlying problem was fully resolved. Better communication would make a significant difference. Residents should be told what caused the problem, what was repaired or replaced, whether the repair was tested, and whether any follow-up is needed. The common-area amenities also need more attention. The workstation area is attractive in concept, but it is consistently so cold that it is uncomfortable to sit and work there. I tried using it for several days and reported the temperature problem, but I did not see any meaningful improvement. The area is also completely open, so noise from people walking through the surrounding space carries directly into it. Adding a door or another sound barrier would make it much more functional. The community kitchen near the leasing office also has equipment that does not work properly. Some of the stove controls or buttons are broken, and portions of the stove cannot be used. These could be valuable amenities, but only if they are regularly inspected and maintained. Because this is a large apartment community, management needs a detailed checklist for inspecting units between residents. An inspection should cover much more than paint, cleaning, and carpet. Appliances, plumbing, heating and cooling, washer and dryer seals, exhaust connections, doors, fixtures, and other equipment should all be tested before a new resident moves in. Arbour Commons has potential, and some of its spaces are very nice, but the level of maintenance and follow-through currently does not match the “luxury” description or the rent being charged. I hope management takes this feedback constructively and improves both the quality of repairs and communication with residents. Prospective residents should carefully inspect the apartment, test all appliances, and check the condition of the amenities before signing a lease.

  The apartments look nice. However, according to their own maintenance team, they spent the bare minimum in the renovation, which led to 5 separate floods in my kitchen, each time leaving me without a kitchen for 2-3 days. After some stern conversation, they finally fixed the kitchen up to code (it was not up to code previously). Just after, my "new" dryer broke. It took two weeks to get it replaced, and only after once again, I nagged. I left 3 emails and 3 voice mails for property management, with no response. The grand finale came about 2 months before the end of my lease. A major HVAC flood destroyed the apartment and I had to move out. Finally, the property manager decided she would respond to me. They did not. Instead, during the moving process, my apartment was robbed. The keyless entry shows two employees entering my apartment (without consent) and a third "manual entry." The only people with an actual key are the property employees. You do the math. This property will steal from you. Like, your actual stuff. Your unit will have a ton of maintenance issues. The property management will not communicate with you. Once the theft occured I was gaslit, ignored, and the corporate team went silent. Save yourself the money and rent anywhere but here.

  The grass areas between the various apartment complex building create a very spacious feeling. Matt, the assistant property manager, assisted me and my roommate in going through all our questions on our lease in detail in a professional and thoughtful matter. Thank you Matt! 5 stars service!
