I've lived in a few complexes in Parker that always seem to end up being an absolute nightmare and I've never had good experiences with neighbors.
Not Briargate!
From the moment I stepped foot into the office, Xavi, Tori and Alexander were so welcoming and nice, not in the fake way most apartment office staff are just to get you to sign the lease. Genuine through and through from day one til even now. I can walk into the office and be greated with smiles and hellos and always feel welcomed. If I have a concern I trust and know it will be taken care of and there is always a follow up. Absolutely amazing communication!
The grounds are beautiful and well kept. Seeing the upkeep and upgrading of the community makes me feel so much better about paying rent. The floor plans are beautiful and spacious! I love the variety of options that are offered, making it easier to find a home that fits the needs of my family.
The neighbors are very considerate of their surroundings which is quite unusual in apartment living. I love that there are background checks done on all residents. It puts me at ease knowing my family and I are safer here than other places we've been. And being down the road from Parker Police Department helps as well. I don't have to worry about smelling cigarettes and marijuana blowing into my apartment. My family can relax on the patio and breathe fresh air or sit quietly and listen to a thunderstorm. It's convenient to walk to downtown Main Street and the shops close by. Great location.
The maintenance guys.. oh man they are absolutely AMAZING! Big or small, they are absolutely thorough, thoughtful, polite, hardworking and professional! They make sure they go above and beyond for me as I'm sure they do for all residents here! They communicate so well and make sure any job is taken care of and actually fixed, not just bandaids on issues. Tony is usually the one that completes the work orders I submit but all 3 guys are just wonderful! Always making sure repairs are not stressful and resolved quickly! Always waving and saying hello.
I love living here. I have not ever felt like I was truly at home in an apartment complex before but, my family and I love it at Briargate!
Thank you all so much!
REVIEW KEEPS GETTING REMOVED
I would strongly caution anyone considering living here.
We moved in after specifically asking about screening criteria due to a prior record. We were told by the leasing office that background checks were not part of the process/rental criteria, which was a major factor in our decision. We were approved within two hours of applying, paid substantial money to move in, and were fully compliant with our lease the entire time (no complaints, no violations, and paid rent on time every month).
A year later, at renewal, everything changed.
Management updated the lease, required requalification (yes, you must RE-QUALIFY to extend an active lease as though it were a new application), and introduced a new provision that, based on their own explanation, would put me in immediate violation the moment I signed it.
In other words, they "offered" a renewal that I could not legally comply with from day one, despite informing us at the time of moving in that background would not be a disqualifying factor and allowing us to live here for a full year with no issues. They also acknowledged in writing that there was no workable path for me to renew under those terms.
At the same time, they refused to clearly state that they were not renewing the lease. Instead, they kept everything vague, avoided answering direct questions, and pushed us toward either paying an extremely inflated month-to-month rate (an additional $800 per month), or moving out. After more than a month of back-and-forth with management, there was still no clear or viable path to stay.
So to be clear: even if you are fully compliant with your lease and pay rent on time every month, that does not mean you will be allowed to renew. Your ability to stay can change overnight based on new terms that you may not even be able to comply with —despite proactively asking about those exact criteria before signing your lease.
On top of that, the living conditions were not what we expected.
During the summer, we had a serious spider issue inside our unit. We were killing multiple spiders daily, including black widows, even after requesting pest control multiple times.
This was constant and inside the home.
The property also had ongoing sanitation problems. Common pet areas and grass areas were frequently so covered in feces that it was difficult to even walk through them, let alone use them safely. We often avoided taking our dog to those areas entirely because of how bad it was.
There were also serious concerns with other units. We became aware of a nearby unit with extreme sanitation issues, including significant accumulation of animal waste inside the apartment, which raises obvious health concerns for surrounding residents.
Another serious concern was how resident information was handled. During my communications with management about the renewal situation, the property manager provided me with a portion of another tenant’s signed lease document in defense of the property's position to force us out of the unit.
That document contained the tenants' sensitive and personally identifying information, including signatures. This was not anonymized or properly redacted, ultimately revealing sensitive and personally identifying information. To make matters worse, this document appeared to be from a lease that had just recently been executed (sent to me only two days after their lease had commenced) — meaning a new residents' personal information was shared almost immediately after they moved in with reckless abandon. If this is how resident documentation is handled, it raises real concerns about whether tenant data is being protected appropriately.
Overall, this experience was extremely frustrating. We moved in under one set of expectations, paid a large sum of money to move in, remained fully compliant, and were still left without any realistic option to stay only one year later.
Combined with the ongoing maintenance and sanitation issues, and a serious breach of tenant data, this is not a place I would recommend.
