  This company manages the unit above me. They installed a water heater without a pan in that unit. It leaked on June 3, and did a bunch of damage to my unit in the process. The mitigation estimates I have gotten are close to $10,000. Per Google, a water heater pan installation costs $200-$400. They refuse to own their liability, and have not communicated with me for the better part of two weeks now. It is not my responsibility to hound an entity in a case of clear liability in my view. It is their responsibility to communicate with me and provide an explanation as to what happened and a clear plan to make this situation right. They have not done so. That should tell you everything you need to know about this company.

  At first, they were helpful with allowing us a grace period to move into the property. However, although, there were two weeks of vacancy between tenets, the property had not been touched. Things were broken off the walls, the place was extremely filthy, no paint touch ups were attempted. We were highly disappointed in the way the property was left and what we had to move into. There was no follow up regarding the move in process and instructions. I will add that although this should had been move in ready, the maintenance team was prompt with addressing these issues. As far as the cleaning, Walters and Company should pay the cleaning crew based on the condition of the property. It does not make sense to pay every property the same because this property needed so much more attention and it left the cleaning crew doing extra unpaid labor. Walters was not willing to pay what was needed to make it look presentable.

  Walters & Company performed a great service today. My service tech Jeremy was definitely a precise and knowledgeable technician. He had great timing and was able to identify the problem right away. Appreciate the quality service.

  I've been a customer for 6-7 years now. As an investor in rental properties, they have made the maintenance and renting of the properties very simple for me. They communicate well with me to authorize expenses and they keep me away from the tenants at all times. We've even done a couple of renovation projects and they do all of the work. I just authorize the expenses and let them manage the process. I highly recommend them as property managers.
