  I thought I would live here to save some money early on my career, and I 100% regret my decision. In my experience, Varsity apartments was not a clean, healthy, comfortable, or safe place to live. Old town square properties staff were rude, dismissive, unprofessional, and basically had an attitude that once you signed the lease and forked over your money, your concerns about the apartment were no longer their problem. Let's start with the location. Located less than 200 feet from the train tracks, and also behind the lot where CSU dumps dead branches and other debris from campus. The train is unbelievably loud and will come through blaring its horn at all hours of the day and night. Tractors and trash trucks are regularly doing stuff in the dirt lot like 20 feet from the apartments, and often put their trucks in reverse so the alarm blares for 10 to 30 minutes at a time from 7am to 5pm. Multiple times, I have had to call police because homeless people camp and smoke drugs in the trees near the parking lot, or wander high through the complex at night. The apartments themselves were built in the 60s. Thin walls, single pane windows that don't appear to ever have been replaced. The apartments don't have air conditioning, and they are scorching hot in the summer. The windows don't hold in the heat in the winter. You can hear absolutely everything your neighbors are doing. The walls, carpet, and flooring were disgusting when I moved in. The vinyl was stained and warped, the carpets were stained with rips. A vent was hanging out of the wall when I moved in. Maintenance guy is nice, but seems to just patch things up so it looks nice while not actually fixing the issue. Finally, Mindy and Troy who seem to be the main office staff, were rude and dismissive of any concerns brought to their attention. I feel like they sometimes pretend to be out of the office to avoid calls. After living here, it just seems to me that they are milking poor people and college students who either don't know their rights as tenants, or can't afford to get representation if they do. I didn't learn this until later, but my lease contained multiple clauses that are not enforceable in this city. If you want a home that will not damage your mental health, pay just a little more and go somewhere else.

  Awful company. Waited two hours for them to come do a walk-through. I asked maintenance to put my screen door in storage when I moved in because I didn't want the dog to destroy it, then they apparently lost it and charged and me for it. I never had any notice if I was getting any depost back, until 30 days after I moved out. Even then I only foun out because I had been sent to collections already for an additional $200 they demanded above my deposit for "carpet cleaning", despite my receipt from a professional cleaner. ONE MONTH after I moved out. So they destroyed my credit too. Absolute evil.
