I hesitated at first to give this place 5 stars, because my experiences here were not always good.
Under Cornerstone, my partner and I experienced a lot of issues, which included building break-ins, damaged/broken appliances in community spaces, maintenance workers that caused more damage to our apartment than before, and almost zero timely response from property management. When the building transitioned to Zellis, there seemed to be even more issues! We nearly moved, but decided to stick it out and give Zellis a chance to settle in after the transition. In the end, we were so grateful that we stayed!
This building is in a great location, and Brendan, who became our new property manager under Zellis, was amazing! He was always quick to respond and took our concerns seriously. We saw improvements to the building and as time went on, saw savings to our monthly costs as Zellis reviewed the payments and fees attached to our lease.
The building is older, and with that comes issues that cannot be easily fixed. However, the benefits of the location outweigh some of those negatives. You are right on Cheeseman park, and are just a walk away from some great restaurants and venues. The community spaces in the building are well kept, and evenings on the roof looking into the park can be quite peaceful and fun.
When my partner and I had to suddenly move due to some serious extenuating circumstances, Brendan was very kind in helping us figure out the logistics regarding our lease and move-out. With time, I think this building will become an even better place to live, especially now that they are no longer under Cornerstone. We loved our little apartment, and will miss it greatly!

I won't lie, the transition from Boutique to Zellis was not easy. It seems like most of that is the fault of Boutique not keeping very good records and being incredibly unresponsive. For a little while the transition was awful. However, the team at Zellis really worked with me to figure stuff out and make things right. Especially Brendan. I'm super grateful for the time and effort he put in to help me figure out some confusion with my rent and fulfilling promises that Boutique made but never followed through on.
Other than the stressful management transition, living here has been great. It's quiet, feels super safe, and I just love this neighborhood so much. The location is incredible, the amenities are nice, and I do ultimately love living here!

I’ve truly loved living here! The neighborhood feels safe and is much quieter than across the park in cap hill. The building is cleaned every week and overall feels well kept. The new property management company has also been way more responsive and helpful for any maintenance/general inquiries I’ve come to them with. They’ve offered pretty awesome move-in and lease renewal incentives too which has kept us here longer than we thought :) I highly recommend!

This place has had some management turnover and the results couldn’t be more apparent. Rent prices are competitive, maintenance is quick and responsive, and the cleaning crew is on point. The issues described in the other reviews are fortunately the remains of a past period of management under another flag and I am happy to say this building has really turned out to be a great value in the Cheeseman adjacent market. The property management is friendly and present, but not invasive or intrusive. I feel safe and satisfied each day I return home to “Belle,” and love the rooftop grill, dog wash, and gym, all welcome and convenient amenities. I wouldn’t be opposed to better and more available free parking in the area, but that has always been an issue in Cap Hill.
The management of this complex has installed alarms that go off at all hours whenever anyone tries to access the trash. Regardless of your stance on unhoused individuals, this approach is ineffective and just adds to the problem. The alarm blares endlessly, creating a constant disturbance for the entire neighborhood, and police have more important things to do then stop people from going through trash. To make things worse, the complex’s management seems content to let the alarms sound for hours without addressing them. It’s an exhausting and frustrating situation for everyone living here.
