    Where do I start? This place is disgusting but the only thing I liked about it was some of the people. First of all, we were not informed that there was a deceased person from our unit that previously lived there. I found out because they didn’t stop forwarding her mail to your mailbox and her prescriptions were in there. They told us that they replaced the carpets in our unit. Makes sense now, But they decided not to remove any razor blades from underneath the carpet so we were constantly cutting our feet underneath these razor blades. We had multiple times where the maintenance had to come into our unit unannounced with no warning, Or a warning two days after they had come into the unit. The only reason why we found out that they were inside was because they turned our heat up in summer. Their valet trash is a joke, Be prepared to smell a mixture of cat litter, dirty diapers, and moldy food every single time you wanna go into your house! And don’t forget how much people love their pets here! Abundance of piss and shit all over the hallways because people can’t clean up after their pets even in the elevator! On our itemized damage report when we moved in there was a bunch of things that I had put in a maintenance request for and never had anybody come into the unit to fix it the entire year that I lived there. Management was very unhelpful like talking to a brick wall. The only helpful person is Matt.not to mention they have a pigeon infestation and a rat infestation in their parking garage. And also, for some odd reason this area has a really high crime rate cops are constantly at the door and I’ve personally had to call for some emergency’s. We also ended our lease about a week and a half ago then they decided to send us an email today and only to my boyfriend even tho I have received their emails before. This email was stating that we owe them x ammount of money within two weeks of us moving out, but since we moved out 12 days ago they’re only giving us 2 of the 14 days to pay them? And it’s for more utilities even tho our excel payment was made directly to excel when we switched our power. We turned in our keys and went to the leasing office move out day, and they told us we already had an outstanding balance in our rent portal account of 00 since we payed our last rent on time, they said We don’t need to pay them anything else and we turned our keys in, so why are you requesting another payment and give us two days to do it? Long story short just don’t live here

    It’s not a bad place but it’s not too good of one either. The price just doesn’t seem to reflect the value of what they’re offering for several reasons. My base rent for a one bedroom one bath is $1860 a month and $2300 after utilities (which doesn’t include electricity) and it’s just my husband and I living here which is absurd. It costs $50 a month for “protected” parking in the garage but the gate is constantly broken so I see people driving into the garage through the opposite entrance, so anyone and everyone has access to the garage. This also implies that because no one is watching cars get broken into a little more often than you’d hoped paying that much monthly. Pigeons are CONSTANTLY pooping all over the place (not necessarily their fault) but again for the price of parking and the price of rent it’s frustrating to always see your car absolutely covered in bird poop and the gates you touch in order to enter your building are also covered in bird poop. My next point is the elevators are always breaking and if not out of service they make a concerningly loud noise throughout the ride up and/or down. This is bad if you’re not able to walk or for moving in or out of the complex. Speaking of elevators, I respect that the complex is dog friendly. HOWEVER, it is too dog friendly and laid back. Dogs are constantly peeing and pooping everywhere in the complex whether it’s in the hallways, at the entrance of all elevators, on top of the roof of the garage where there’s a basketball hoop, or in the hallways the entire place REEKS especially because all of the hallways are covered in carpet and nothing is ever done about it. In addition when I tell you that you’ll hear barking ALL DAY LONG, that’s not an exaggeration. I understand you’re living in an apartment, so hearing your upstairs neighbors footsteps is normal. However, hearing through the walls of your neighbors walls is not. Unfortunately my neighbors on both sides have huge dogs that they lock in their bedrooms for 8+ hours on the weekdays and around 18+ hours on the weekends (seriously not exaggerating here) bark loud constantly with no break. I mean seriously I don’t know how they can bark that long nonstop. You can also hear sometimes too much if you know what I mean, which makes it uncomfortable to sleep in my room at night in order to avoid hearing it because of how they layout everyone’s apartments to be bedroom to bedroom with your next door neighbors, so definitely not good for parents with young children in my opinion. The cost of water here is super expensive because instead of paying for just your own use in your apartment it’s split with the entire complex which probably wouldn’t be a problem if it weren’t for the huge pool that has a giant crack in it (according to maintenance), so it’s having to be constantly filled and the tenants are eating the costs which brings me to my next point. The hot tub is lukewarm at BEST. Because there’s such a huge crack in the foundation of the pool and hot tub, they’re having to constantly fill them both up which doesn’t allow enough time for the water to actually get hot. The jets are completely broken and do nothing and although it was beautiful when we first moved in, the giant fountain in the pool and entrance to the apartment has been abandoned making it look pretty tacky. Now let’s talk about the gates to the community. I mentioned prior that there is poop all over the gates from the pigeons and they never clean it up. In addition, there is a call box that allows for delivery workers to enter your floor and deliver your package. Well ours has been broken since we’ve moved here, so they never bothered giving us a code. It’s frustrating because I’m not always home when a package of ours is getting delivered, so delivery workers will just leave them anywhere and I’ve had multiple packages of mine be stolen. I have more to say but I ran out of words, so just keep that in mind if thinking about moving here.

    The new management team at Terracina is awesome! I went into the office with some concerns and Holden listened patiently, then addressed each point with empathy and professionalism. He promised to escalate my concerns to manager Tracy. Tracy called me back with a positive outcome and was also very courteous and professional. I’ll be signing on for another year for sure! Thank you Tracy and Holden!

    Super pretty place to live and the property itself is very nice overall. However, there are a few ongoing issues that are hard to ignore. At least one of the parking garage gate levers is broken most of the time, which means anyone can enter the garage even though residents are still being charged for parking. Repairs also tend to take a while. Another downside is that rent increases every time you renew your lease, even if you’ve been a long term resident. The front desk can also be difficult to get in contact with. In the past, I tried reaching out by email, text, and phone calls to cancel a maintenance request, but never received a response and maintenance still entered. We get charged so much for trash services that we don’t even use, as well as common area utilities even though Colorado has passed a law not allowing places like this to charge for those things. Trash is constantly everywhere near the trash chutes instead of it being put into the trash chute. Overall, it’s a beautiful place to live, but there are definitely communication and maintenance issues that management could improve on.

    This place is so quite and secluded, yet still close to anything you may need. Staff is great! The grounds person is awesome and keeps the property very clean. Maintenance is prompt, professional, and trustworthy! Pool area can get rowdy at times, but people are always gone or quiet by 9 or 10pm. Maintenance keeps the grill area really clean. I think that the ONLY complaint we would have is, some residents have loads of people visit on the weekends and younger kids aren't really able to be in the pool alot. Parking is crazy during weekends and reserved spots are usually parked in by visitors for the entirety of the weekend. This, of course is not any fault of the property though! We love it here and so do our pups! They have a good bark park and keep in clean!
